Been to a property launch area gleneagle.
Small studio condo/apartment also reach 1mill.
Funny thing is, developer told me only 10 units left for the studio. On the event day, almost every unit already got color stickered. I simply left. My MBB Officer also shake their heads.
Mind you, that was 10 years back.

Frankly speaking, its ok for own stay, but for investment you will need strong holding power (which i believe you have) to withstand the potential negative cash flow with saturated market right now.
