Sloopy won't have issue with leaking for RC roof. Only aging than start to leak. workmanship too.

When it not enough sloop, than it will leak in as the rain storm water cannot fast enough to flow away from the roof.

So metal roof solve such issue. As metal roof don't have gap between. It is 1 pcs all the way.

I have these metal roof with insulation foam and a layer of heat insulator.


Very good in heat insulation and no need for another layer of insulation material above the ceiling.
Noise level is minimal and the roof sloop can be less than 30 degrees.

Only problem is some leaking from the "nailing" point where the workmanship is bad (did not apply the silicon properly before nailing).

Pretty common such leaking for metal roof.

If you fix it, makesure use the nail/screw with insulated. Than further apply with silicone caulk or RT silicone. Those that can stand the heat. Not normal silicone.

Double protection last very long.

hey there, I'm sure you have solved your issue by now, but since you posted this i had a similar case like yours a couple of months back, and regardless of the roof you choose its really up to you all of its pros an cons, of course on top of all is the cost la. rclxms.gif

i think the most important thing is to consider the long term expectations you have, as you know metal roofing vs clay only has one issue. the Sound it makes when it rains, and heat absorption during mid day sun, but if you have decided to use metal roofing, there are ways to make it sound proof, and more resistant to building up heat, my Uncle Mr Teh ( contact below ) can quote and do this for you. smile.gif

Hope you don't mind I ask after 1 year , happy.gif I am going to install the metal roof. Did you use the Clip-lock version?

As for the insulation, my future house is facing afternoon sun. The contractor originally proposed a layer of woven fabric and double-sided aluminium foil. I think it is not sufficient. He then proposes the insulation foam. It appears that this sort of foam has 7 layers.

Did you install the solar-power roof ventilator?

It depend on the roof slope to choice the type of roof. If you have budget, clipping system is better.

For the sound insulation and heat insulation, you have to install a layer of aluminium foil ( not metalise foil)and a layer of rock wool.

Yes, my contractor suggested that and showed me the sample of the aluiminium foil and the rock wool.

The slope is 28% and he quoted metal lock, I presume it is a clipping system.

However, as DBKL cut away a tall and old tree, my house is fully exposed to the direct afternoon sun. Very hot and I am trying to look for double protection. sad.gif

Hey all want to ask. What is the aluminium roof mentioned here? Also planning to change my house roof to metal roof, can't afford to do back the clay tile as it is too expensive.
And how bout spandek, any type specially thick enough and have heat/noise protection?

I have selected the vendor but have not installed yet. I am installing a local brand Astino with thickness 0.48mm click lock and the vendor's quotation includes

Light weight truss,
Small bubble foil,
50mm thk 40kg/m3 rockwool insulation,
600mm girth 0.47mm thk PPGI ridge capping,
fascia board (UAC Prima Plank cement board)
450mm girth 0.47mm thk PPGI gutter
600mm girth 0.47mm thk PPGI fire wall capping

Per sqft is about RM 24.50. Not sure if it is cheap or expensive.

I am going with clip lock 672. For this metal roof, I was told that there is no drilling and fastening.

If there is a drilling and fastening with screws, I was told that workmanship is critical and also the rubber washers need properly seat against the metal roofing panel. Otherwise, it will cause future leaking. About the noise and heat, I was told the rockwool and bubble foil should solve the problem. But, the neighbour may hear the noise or face the reflection. Hence, have to choose lighter color.

My immediate neighbour is using metal roof for her kitchen extension. I noted the color fading. But, his extension was done long time ago. There are several houses around me are also usng metal roof.

For my case, my area is about 1815 sqft. So, the total cost is around 44k.

I'm also looking for PUMetal awning supplier+installer in Klang Valley area. Any recommendation and what is the average price persqft? is 20mm PU thickness good enough for noise insulation?
