The masterplan seem to include those landed houses there.

Did those owners happen to sell their plots to UEM en masse?

If a few adjoining houses are bought by them, then I'd find it believable, but that large area mentioned above?

Won't be surprised that there will be stubborn owners who won't budge no matter what price you throw at them. All you can do is wait until they pass away and see if their next-of-kin sells it off. If the latter decides to stay put, then that's a whole other story.

Sales gallery not ready, took a glimpse of the site by entering from jinjang taman road. The experience similar to entering Hartamas from segambut kampung... Hope that UEM has some great plan for the access road to KiaraBay from MRR2.

Am surprised no one raised a brouhaha over it. And where's that 64-land plot champion, Lim Lip Eng, who railed against Mizumi, The Henge and Residensi Kepongmas?

Suddenly gone silent after Khalid announced in Parliament that all the above plots are cleared... What a joke.

another sibei cannot make it location. access gonna be a problem, coming from south have to go thru jinjang all the way in,, from north have to go pass MRR2. Aren't they building a incinerator around here? 600k for entry level unit...? This is deep into kepong/ selayang/ jinjang territory.

Therefore, convenience for those Residence Laman Rimbunan and also for those near by Klinik Kesihatan.

The land was acquired with purchase consideration of RM279.3millions.

With plot ratio of 1:6, the developer could develop up to 19millions sqft of sellable space with expectation of RM15billions GDV.

Developer gross profit margin is >RM9 billions.

Spine road entry from the MRR2 side looks almost completed. Hoarding had been up until last week when road tarring was happening. Hopefully opens soon to allow entry into the site. Saw some machinery work happening with the Starbucks hoarding last 2 weeks ago. Looks like Kiara Bay is moving along.

The pricing is wrong for a place called Kepong. Also the target segment is mid-high tier which they unlikely to consider that area.

For others, there are plenty of options for new/vped/subsales to choose from.

AVA take up rate is slow due to the price psf is way above median price & there are no strong value proposition besides having a mall.

personally, i like that area. half of desa park city price but have the similar lake park. if you like healthy lifestyle, this is the place for you.
it is double edge sword when the project is next to MRR2, you get to have the noise of highway, but you also get to enjoy the convenience to the highway.
for this AVA, is facing south, it is literally nothing blocking your view. the only downside is jinjiang view.
but the only thing i wish, is that i hope the AVA can be closer to the lake. now, seems like few hundred meters apart. and have future construction in between.

I run at that park regularly, i like it, so noticed their show room there and visited. The masterplan is good if UEM can really fulfill it.

It's different. No one can replicate DPC's success stories for full strata development yet incl. any townships of EcoWorld.

The high density, non stratified as whole and leasehold status of Kiara Bay already conflicting to it.

i know 2 block for this project, but bear in mind, this is part of the master plan only, imagine if the developer put all 40 floor high rise within this area, then the area will become high density area.

Master plan was not made public about how many residential units will be constructed. Probably because too far ahead & the exact buildings will be subjected to change due to approvals etc. Though they have mentioned the plot ratio before will be 1:6.

We would all wanna know exact but I think to know that you need to have insider info from the developer.

theoretically you calculation is correct.

but for example, AVA Residence is 4.41 acres. with a total of 870 units on average 1000 ft2.
according to plot ratio 1:6, max can build 1152 units on average 1000 ft2.

Drove myself to the site today:

1. New DBKL spine road is partially open for use up till Kepong Baru already. Not all traffic lights are up, haven't gone at night to checkout whether the lights work or not. everything else: hell no
price is damn steep
and what theyre promising is a 20 year plan, idk how will i be able to sell if i buy this now, future buyers may think that they rather buy the newer properties
further, its so far away from everything, wanna rent out also will be difficult.

also, what if the concept doesn't happen? take-up rates low so the ultimate goal doesn't materialise?

and ultimately..for that price, idk man, i'd rather buy dutamas?

being transparent, it wasnt the perfect location but it was good enough for me with some trust in UEM they will put great focus on this project since this is the maiden development. i did not want to shop further from kepong because i know this won't be my home for life. being in kepong was already a big + point because my parents would make my life difficult if i started shopping further. on concerns of public transport, i think its valid that its going to be a bit more difficult but its not impossible to reach because its a 2km straight road with the new spine road. living too near to a MRT is great for rentability but not something I would prefer for home stay.

yes, significant discount was given otherwise i would not think about it also. there definitely are better options out there relative to your needs, i've learnt property buying for own stay is quite relative. Let's be clear; this is considerably bad choice for investment until the commercial portion of the mixed development picks up bringing in an office space & the rent to break even will be questionable

Its not mentioned in the S&P but we were provided a letter from UEM to sign which detailed the provisions. No brand mentioned, just commitment to semi-furnish with those fixtures. Just go ahead to join the FB group 1st but please answer the questions required by the admin.

depends on floor that you want + view + unit type. And only block B is available now unless you want cheapest block A got some but should have reason why still not taken up.
Can recommend you my agent and according to his latest check might get around 600 psf after rebates because lower floors all taken.
Savings est~ 15% which i believe is not inclusive of HOC savings.

PSF aside, depends on your needs ba.

I went to the show gallery the other day and also dropby the actual site, I didn't smell anything unusual.

I just googled it and the distance from Ava to the Rubbish Transfer Station is around 950m while Ava to the Cemetery is around 1.2km. Haha up to your definition of nearby =D

Not within view if that's what you are worried about. It's a rubbish transfer station not a dump site anymore. There might be a smell near entrance of that place but it's quite a fair distance from AVA if you look at Google Earth.

Nope it is landfill previously too

While the water body is indeed ex tin mining the land surround it is landfill

If you are frequent visitor to the lake park during its earlier years you will notice that there lot of methane pipe jutting out alongside the jogging track at the lake to release the landfill gas

My unit is facing lake view in the recent months algae blooms in lake causes a lot fish die and creating the strong bad smell.DBKL recently installed three lake aerators but the effect is not obvious.

ya haha imagine that when you come back home everyday you roll down the window to scan RFID reader for open barrier gate...........you will aslo smells the horrible to make you throw up.....but this problem has been solve 2 week ago that horrible smell is gone cause dbkl installed two more lake aerators to make the water flow better than before.

Atas with much higher density, with no direct access to any public transport, will be a nightmare when moving out.

But i guess shuttle bus service should be provided, since have multiple phases uem should be able to afford the service

2. Kepong Baru, 1.65km
3. Metro Prima 1.6km

that place already got ava, luna and pp1am, i wonder how many project going to be built there ..... still plenty of land ..... future wall city of kowloon?

Near by, but not walking distance, good thing is metropolitan park is just beside, and with the jaya grocer and some shops and bar at the park, its good if you no need to travel in peak hour, else is an nightmare

There are many uncoming project from the surrounding.... M Nova,Zenya, lake city phase 2 jl99 phase 2 the competition gonna be intense....but for me the worst thing is rubbish transfer station let's see whether UEM will bought the land form dbkl then demolish everything the land is super huge built some landed property to bring the quality up...☺️

Holy cow. This is perhaps showing the true figures of the development approval. When selling, they often don’t tell you the true extent of the future plans. This website is a must for any project buyers going forward on top of the granular price detail.

I think the system error and appear another project? The official malay name of zig is Residensi Zirah Gemilang not Residensi ZIGG. Total unit is 1126 units as per kpkt https://teduh.kpkt.gov.my/project-swasta/7466-5

Yes, Residensi Zirah Gemilang was registered for the project name and the data from kpkt was not accurate due to it didn't update since long time ago. Alot of new buyer was join to the close owner group with verification( all spa signed this few month) ☺️

not a jumlah unit.2038 project.

Am planning to get one at Zig for investment, but unsure with the high density around the area and rental returns hmmm...

Why Zig for investment? Can take M Luna as rental benchmark, doesnt seem promising.
My opinion, Zig is good for own stay though. You are in a new modern township, within an already matured township.
