Spine road entry from the MRR2 side looks almost completed. Hoarding had been up until last week when road tarring was happening. Hopefully opens soon to allow entry into the site. Saw some machinery work happening with the Starbucks hoarding last 2 weeks ago. Looks like Kiara Bay is moving along.

Master plan was not made public about how many residential units will be constructed. Probably because too far ahead & the exact buildings will be subjected to change due to approvals etc. Though they have mentioned the plot ratio before will be 1:6.

We would all wanna know exact but I think to know that you need to have insider info from the developer.

Property sales picked up in 3Q 2020 with main contributions coming from its high-rise developments; Residensi AVA in Kiara Bay, followed by Residensi Astrea in Mont’Kiara and Residensi Solaris Parq in Dutamas, a combined average take-up of close to 70% as at the end of September. Interests for these projects continue to be strong. Sales for the period more than doubled the secured sales achieved in the first six months of 2020. Total sales plus commitment as at the end of October is RM700 million with Residensi AVA being the main contributor, followed by Serene Heights Bangi and Estuari Gardens in Puteri Harbour.

Drove myself to the site today:

1. New DBKL spine road is partially open for use up till Kepong Baru already. Not all traffic lights are up, haven't gone at night to checkout whether the lights work or not. Now seems like just waiting for 2 way usage (i.e. only MRR2 to Jalan Kepong is usable) https://www.youtube.com/watch?v=LtukxmcT0iM


2. Hoarding is all up already. Yet to spot a DBKL papan for the development order but can there are excavators behind it

being transparent, it wasnt the perfect location but it was good enough for me with some trust in UEM they will put great focus on this project since this is the maiden development. i did not want to shop further from kepong because i know this won't be my home for life. being in kepong was already a big + point because my parents would make my life difficult if i started shopping further. on concerns of public transport, i think its valid that its going to be a bit more difficult but its not impossible to reach because its a 2km straight road with the new spine road. living too near to a MRT is great for rentability but not something I would prefer for home stay.

yes, significant discount was given otherwise i would not think about it also. there definitely are better options out there relative to your needs, i've learnt property buying for own stay is quite relative. Let's be clear; this is considerably bad choice for investment until the commercial portion of the mixed development picks up bringing in an office space & the rent to break even will be questionable

Its not mentioned in the S&P but we were provided a letter from UEM to sign which detailed the provisions. No brand mentioned, just commitment to semi-furnish with those fixtures. Just go ahead to join the FB group 1st but please answer the questions required by the admin.

Type D is facing south, away from the MRR2 towards KL. You'll see landed homes mostly. Should be the closest view of the park from the balcony.
