The price went up when they launch Tower C. I bought mine after rebate for 519k++ but that’s Tower A. RM475k was probably the lower floors of Tower A

How long time you take to sign SPA from the date of booking?

Still have less than a month left, no sure whether can entitle for HOC campaign or not if booking now.

To entitle HOC is upon signing SPA or need the SPA to be completed too?
Example: buyer sign SPA 31st Dec 2021. Developer only sign SPA 31st Jan2022. So how about this case, still entitle HOC?

The Sale & Purchase Agreement affecting the transaction MUST be executed (signed) between the purchaser and the developer on or after 1 June 2020 but not later than 31 December 2021.

This is from rehda website.

Hi All,
I should be going to sign the SPA this week. Mine is Tower C.
Just want to confirm : Been told that I need to pay the 1% downpayment fee, loan stamp duty charge and loan disbursement fee when I signed the SPA.
Then both the downpayment fee and loan stamp duty will be refunded by developer ard Aug next year.
Is that correct process ?

Thanks in advance

Hi, I think we get the same information, I had been told should prepare the following amount.

Booking fee to lock unit: RM 1000
Booking fee upon sign S&P: RM 2000
loan disbursement fee: RM 1100
loan stamp duty: RM 2 600

I have signed my loan doc. But then I suddenly become a bit skeptical of the project, reason being the road to go back to puchong is quite limited. Also, I read that the leasehold is hard to sell next time. The location is not attractive to rent out. Anyone can give your advice... I have to sign my S&P soon next week.. if I cancel the loan, I was told I have to pay 1%of the loan price... Haiz

It depend on you how to think about it.

Yes, this project is located quite inner in town but can expect it to have more peaceful environment.

Leasehold or not, I believe still can sell out in future, if the property is well maintained.

I have compare this project with other new launch freehold title project in Puchong, it is all commercial title, high tower with each have about 900+units.
so I still prefer this project because its residential title, low density and peaceful environment.
