Dear Cherroy,

Thank you for you analysis.

Let me tell u my plan. I'm using Share Margin Financing from PBank to buy REIT. They are giving me BLR - 1.75%. since BLR is 6.75%, i'm paying 5% interest.

I plan to max out my margin financing buying REIT. Now i c average 10% groos (9% nett) yield!!!

Therefore, i'm using bank money to earn money!!! hahaha.

I think i will Q for axis 1.3 la. I got alot of Atrium and i Just bought Amfirst @ 0.80 last week.

TQ. Next i want to look at tower reit. Looks attractive too

This are the few assumption i make:-

market is already very low. It might go down further, maybe another 10% hence potential downside is limited. But potential upside is around 40% or more higher!!!

Even if DPU come down, it will not go down to 5% la. i c in general, most reit are paying average 8% gross (7% nett) interest

Also, I have around 10% spare cash in case of margin call

Assumption i make:-

BLR in malaysia is stabil. It's been at 6.75% for the past 6 years if i'm not mistaken. If BLR want to change, chances are it is coming down and not going up la.

I'm aware of gearing of REIT. As long as it give's 5% DPU per year, i'm save.

i feel like making a mistake buying HEKTAR la. Their next distribution is May 09. AXREIT is end feb.

Since, AXREIT pay more distribution Gross 15% and earlier, i should have bought more AXREIT.

Nevermind bah, tomorrow buy more AXREIT

For UCHITECH, on the 25th November 2008 as per their 3rd quarter earning, standard and poors gave a HOLD rating and 12 month target of RM1.09 and not as claimed RM2

UCHI is a unique case because it's the TOP of the pile for dividend yield stock that pay 70% of their income.

however, when economy situation detioriorate income become less, dividend become less too.

Also, stock dividend is subjected to 25% tax. Therefore, not so attractive to me.

If i were u, buy gamuda better

AXREIT will announce result 3rd week of January, distribution pay out is end FEB. Will this be 10% tax deduction?

I'm confused, because AXREIT is annoucing 2008 financial report. but pay in 2009

so which is correct?
