LOL,  biggrin.gif

FYI, I bought Axreit from 1.70, 1.60, 1.50 until it hit the 1.00. So have bunch of different price.

Most of my portfolio stocks are turtle one.  biggrin.gif

Added on July 24, 2009, 3:00 pm

Qcapital is also not bad mah. Now 1.00 already, sigh, can't buy more.
*
Haha... turtle stocks good for the heart! No sudden heart attacks!

However, what Jordy said is also quite logical, that since we buy REITS for long term for its dividend, any paper gain is just that - paper gain. Come next recession, we'll get capital depreciation leading to no gain at all...... but then, that's a good time to buy! nod.gif

QUOTE(wirelessdude @ Jul 24 2009, 03:10 PM)
Why nobody talks about Alaqar? It should be quite stable since the parent, KPJ, is doing very well right?
*
Any more info on that? I looked at its charts and its price seemed quite stable since 2008....

QUOTE(debbieyss @ Oct 12 2009, 03:22 PM)
Got something to ask:

AXREIT

Example:
Bought 10,000 shares at RM1 = RM10, 000
Third Interim Distribution Dividend = 2.82 sen per unit, means 10, 000 X RM0.02.82 = RM282

Am I getting it correctly?  hmm.gif
*
QUOTE(Neo18 @ Oct 12 2009, 03:59 PM)
correct calculation, however, u need to minus tax of 10% which mean 282 -28.2 = 253.8
*
QUOTE(panasonic88 @ Oct 12 2009, 04:00 PM)
1. Correct. Plus some minor sum like brokerage fees, clearing fee, stamp duty, which would make a total of RM10,073.

2. Correct. But you need to minus a 10% tax deduction (claimable). So you'll be getting RM253.80
*
Cool. I was planning to give an example regarding REITs DPU and taxes. From what you guys have discussed, is the following example correct? If it is, I want to put it in the FAQ/Guide for "REITS & Taxes".

___________________________

Hold Axreit shares which is giving a dividend of 2.82 cents:
- 10,000 units
- Dividend per unit : RM 0.0282

DPU received : 10,000 x RM0.0282 = RM282

Minus 10% witholding tax = RM282 - (RM282 x 10%) = RM282 - RM28.2 = RM253.80

Amount received = RM253.80

Remember that:
- the 10% withholding tax cannot be claimed back
- the REIT company is not tax as long as they distribute at least 90% of their profits

QUOTE(Jordy @ Nov 9 2009, 09:57 PM)
Most probably because the yield is not attractive at this level. The total dividend for this year could only be 7.5 sen, which translates into only 6%+. Therefore the price should dip lower to achieve better yield.
*
I see. If it dips below RM1, planning to get some more! rclxms.gif

I would guess EPS near 8 cents for the whole year. So not too expensive, but not cheap as well.
*
That would mean at current price of RM1.02, around 7-8% DPU..... not that bad.....

Just thinking that if market correction came, wonder whether REITS will be affected or not? hmm.gif

QUOTE(kbandito @ Jan 18 2010, 12:10 AM)
What does it REALLY mean with market correction?
We can calculate the NAV of REITs because its assets are backed with physical existences.
IMO market correction is to correct the positivism of investors toward the prospects of certain industries.
Normal equity value are integrated with the earning prospect of the stock isn't it?
On the other hand REITs' NAV is integrated with unrealised gain, however you can validate the rationale of the gain by comparing the price of other property at the same area, another plus is that in property market the price of properties are not as volatile as stock.
Therefore IMO even if market correction hits REIT, that might indicates panicked selling instead of a real adjustment in the REIT's NAV, unless local property market comes to a bubble burst.

Wow! Didn't expect such a hi-fi reply. I got lost after the 2nd sentence..... blush.gif

It should be the initial dividend rate before subtracting the 10% withholding tax to get the net dividend rate.
