YTL to subscribe to Starhill REIT units

PETALING JAYA: YTL Corp Bhd will subscribe for up to 75% of the total rights units issued by Starhill Global Real Estate Investment Trust (REIT) under its proposed one-for-one basis.

In a statement to Bursa Malaysia yesterday, the company said it had entered into a sub-writing agreement with DBS Bank Ltd, Merrill Lynch (Singapore) Pte Ltd and Credit Suisse (Singapore) Ltd for the purpose.

Starhill Global REIT, which is listed on the main board of Singapore Exchange Securities Trading Ltd, has proposed to issue 963.72 million new units at issue price of 35 Singapore cents per unit.

As at June 22, YTL Corp has an aggregate deemed interest in 256.1 million units, representing about 26.6% stake in Starhill Global REIT.

they will deduct it for you. you dont have to do anything except cash in the checks.

Actually, the gearing of our local REITS are not that low either. That is why I have also considered investing in SREITs because for the same amount of risk, the returns are about 50% better for some of the Sreits. Cherroy mention the quality of the earnings (not depreciation) but I do not know what he means. Some of their reits are trading at much lower than NAV price. So, instead of being satisfied with the 10% yield in local reits, why not invest in sreits and get 13%-15% returns.

regarding the NAV, i think , for example, if a company go under, property sold, the money will be used to pay off the loan first, only the rest returned to shareholder.

by that, it means if a company have NAV higher then the current share value, we need to take into consideration its borrowings/gearing.

example, if the current NAV at RM1.00 per share and gearing at 40%, share price at RM0.90, if company goes under, shareholder get back only RM0.60. Thua losing additional RM0.30 even though trading RM0.10 below NAV per share.

it's always, bondholder first, shareholder second.

do correct me if i'm wrong.

AXREIT's placement will be priced at RM1.66 << might as well offer to existing shareholder at this price. i would have bought some.

if it is a nominee account, normally they will credit it into your trading account, you wont receive the check.

Try giving them a call and check on the status, but wait for a few days. The check might be in the process of clearing.

Yes, for REIT the check you received is already deducted by 10% withholding tax. Therefore you do not need to report the income in the income tax form.
