 New house - Renovation, what is the things should be done first?

Hi all,

I am having a new house with 1k Sqft.
I plan to rent it out.
I knew that I need to have defects to be done first in order for me to renovate/install fittings like lighting, Fan, Iron grill for whole house, door bell. there is a contractor offering about RM 3.9K for the whole but received some negative feedback that the contractor is having some ethics problem which hold me back a while before proceed with him.

some of my friends told me that I can actually hiring 1 iron grill sifu just doing for iron grill and another electrician to install all the electrical stuff for me.

How do you think? I would like to get some opinion from lowyat forumers here. biggrin.gif biggrin.gif

For lightings, I would like to get some from Taobao which I feel nice and cheap... Is that adviseable?

Fan, I am thinking about choosing Deka brand with remote control about <RM 200.

Listen to your friend. If the contractors having negative feedbacks, better stays away from them at all cost. As your friend said, just hire iron grill sifu and electrician only right? nothing troublesome.

Item from Taobao is cheap, but if it come with defects, you need to send back to China and wait for another few weeks (send by ship, by air takes 1 week)
Recommend you to buy from our local, if having issue, you can exchange easily.

For fan, I am using only KDK. those fancy brand with fancy features don't really comes with good quality.

I bought a few electrical appliances from taobao and they are all good till now and those items have been used for 2 years ++
so for the lighting... It cost about RM 100 ++ , if it really spoiled.... I will admit to my fate... haha... anyway... I am still taking your advice into consideration.

KDK my current home is using it. I am getting annoyed by it for the fan speed turn to maximum and motor will make noise quite loudly. That is why I am thinking to change another new brand DEKA for my new home. I am actually looking those fan that comes with light one.... is it adviseable?>

I think that one only MOD can help you.

I see. then you can keep the good luck going...

The noise it make, i think its the cover kot. Try adjust abit the wiring cover.
Yes, talking about fan with light, my cousin bought one, which can automatically close the fan leaves while switching off, and open while switched on.

That one broke after few months use. sad.gif So my cousins ask me don't buy 2in1 or 3in1 fan..

Quickly do the defects check & submit b4 most of the other unit do. Defect fixing waiting time is also a cost

Reno and rent fast and according to your target tenant needs, reduce your vacancy period as much as possible

Do rental analysis and tenant profiling - to determine how much you can rent, rent to who, what kind of design and furnishing fit their needs

Ensure the service provider are reliable and track record of delivering (feedback, testimonials, past implementation)

Your friends are correct.

And find those contractors that are doing within your neighbourhood consistently as this is the area for them to make a living. They won't want bad reputation.

Wow..... this sound / looks like complicated leh.... I am thinking to get a property agent to do it for me and let them earn the commissions so I dont need to busy with it and it is not my profession too.

I just renovated my unit not long ago.

I purchased lighting myself and can ask contractor to install for me..which is a lot cheaper

About the grill door.. others unit already done and I ask them for the grill door contact.. which is way cheaper then the contractor. After done the grill door, feel satisfied as quality is there

If rent out, no need to renovate so much as long as the basic is there will do.

Btw, mind to list down what you want to renovate?
