Pictures time.  rclxms.gif
I got these from the main contractor. Featuring the last rows of phase 2. Seems everything is in orders, only a few blocks awaiting roof tiles.  rclxm9.gif

I am a victim of buying a new house from a not well known developer NTL.
My house ...I already waited for more than 7 years, still could not move in.

My advice for first time home purchaser - go for established developer such like Sime Darby, SP Setia, IOI, Gamuda, or pls
at least check the developer financial background. Don't just listen the sales & marketing person talk.

You got to do lot. If the developer does not deliver the house, who going to suffer? the first time buyer like me.

find out our fighter with the developer at
We want to move in Feb 2010

Think Twice? not enough. Find out The Developer background very very detailed. You gonna work for the developer for the rest of your life. u know?
*
I'm sorry to hear that. I agreed that we got to do a lot of research on the developer. I have colleagues who didn't get thier house for years too. At first I heared that Developer for amansiara is not well-known, but at the end I still buy it. This is because I really like the environment of amansiara and if I were to consider on the developer, the safiest way is to buy a 100% built house. If the developer run away, I can just think that is bad luck to us. What I can do is to pray that we can move into our new house since we already bought the house. Cheers smile.gif

Really thank you alanyuppie.

I wonder how you guys can go into the site, I tried to go inside but it seems like the road is not ready to go in. Hehe..
For phase I owner, seems like you all are going to get your key very soon. Congrates!

I can see many bad things of the house design, but we already bought a unit there. We should thank God that we get our house and move in without any problem, and the most important things is:- let's make the environment clean and nice. smile.gif

Good to hear that we can visit the house on the 01/01/09. I will definately go there on that day. biggrin.gif
FernFan, you have planned your renovation, just wondering is there any way to separate out the wet & dry kitchen, since our kitchen is so small, I really don't want my living get oily after cooking.

Hi Fernfan,

u really did ur homework!!  Wow...prices quoted are reasonable...but was juz wondering, does ur father provide renovation services to others as well?

n also, from whom do u intend to purchase ur kitchen cabinet?

further, for our tiles, how much does it cost to change our tiles for one whole house? hmm.gif  hmm.gif  hmm.gif

Hi guys,

Just spoke to Ms Yasmin from the Accounts dept...She confirmed that the developer won't let anyone in till handling over of keys...
dun think, we will be allowed in on thursday..... cry.gif  cry.gif

Really sad to hear that we cannot go into the site on the 01/01/2009. Really can't wait go inside to have a look. my dad does provide renovation services, I think we still don't know the price for the whole house, need to do some measurement and depending on what tiles you want.

btw, anyone intend to hack the wall? I feel that our living room is a bit small. Any way or good idea to make it bigger?

Hi all,

Forgot to mention apart from the clearance letter, sticker and access card i was also given a stack of rules & regulations and sheet of paper showing our main grill pattern. The design really out of date.  vmad.gif

Some of the rules are ridiculous, e.g. cannot change the gate  mad.gif

Btw, i havent finished reading the rules.
*
What??! Cannot change the gate. The gate looked ugly and low standard. What if I want to install auto gate?

yaya....if really need to use back the same gate, i think most suitable is swing gate motor, which is also called "underground motor", cause i think arm gate system is too powerful for the original gate, especially we also know things from developer will easily spoil...
by the way, we also not sure either we can install autogate?? need to understanding the rules that will be given to us then.....  shakehead.gif
*
I'm sure we can install auto gate, developer set rules to disallow us to change because they want all the houses to look the same and standard. This is what I guess. Correct me if I'm wrong.

I feel that I have been cheated by the developer, my house cost me RM188K, that is mean that my car porch is the shorter one? Feel like selling off this house. sad.gif

Check your SnP to verify. I was offered 188k for ground (level 1) unit with 11x25 feet porch size . But I prefer the ones (3 storey) nearing the corner, that gives me 22 x 25 porch size, hence the additional 20k ,becoming 208k.
*
11X25 meaning long or short car porch?

QUOTE(Nuwaira @ Jan 14 2009, 12:44 PM)
Something to share,

If u guys remember, a few months back I expressed my intention to sell my unit. Even though, I havent gotten my vp letter, the Agent marketed my unit @ RM 230k..

He called me yesterday to check if I've rcvd my house key as they are 2 potential buyers who wished to view. But too bad, Im not interested in selling now....Even thu, there are few things which I'm not satisfied about but I believe that Amansiara is a nice place to live in...the park looks nice n presentable compared to other double storey houses,  we also have the man made lake and fresh air to breath every morning(I guess)...

The point that Im trying to make here is that, despite the unhappiness that we have with our project, it is still marketable.... smile.gif  smile.gif  smile.gif
*
Good to hear that Nuwaira, may I know how much did you buy your unit? and newspaper stated that the house price will drop 40% in 2009. Do you guys think that it will affect our house price?

Selayang heights = Andari Villa = partments opposite Amansiara

I taken a photo of the yard of Phase 1/L1 few months ago.  It's suprisingly wide, about 7feet at least. I hope tis applies to all other L1 units as well.
*
Wow..it is big..just afraid that the bed room is hot, since it is facing a big wall..Thanks alanyuppie.

QUOTE(silvertron @ Jan 14 2009, 04:27 PM)
actually, that is exactly what my plan is, a place for me and my wife to cool down. But I heard the backyard can be seen from level 3 and 4. I want to close that hole so that I can have some privacy. I am also wandering what the effect of the rain might bring.
*
Level1 can be seen by level 3 and 4? I thought only level 2 can see right? I don't really understand how level 3 and 4 can see. Any picture? smile.gif
