The key to a good low density development :-

1) Tier 1 developer that did not do the heavy discounting to move the property.

2) In a premium and prime neighbourhood.

3) Developer has a very competent team behind it to manage the property.

4) A good masterplan for the development around the area.

5) 70:30 ratio of own stay and tenants. Owners should have a mix 70:30 local and foreign buyers and tenants should be 70:30 from G7 countries.

6) A darn good JMB.

One thing to note, it isn't easy to manage a low density development, especially if it a high rise and plenty of very premium features. If it is for your own stay be prepared to pay upwards of RM.50psf for maintenance fees and be very prepared that if you don't pay action will be taken against you.
