low density wins all the time due to maintenance fee collection & management.
see so many places go to shit because of bad management.

The key to a good low density development :-

1) Tier 1 developer that did not do the heavy discounting to move the property.

2) In a premium and prime neighbourhood.

3) Developer has a very competent team behind it to manage the property.

4) A good masterplan for the development around the area.

5) 70:30 ratio of own stay and tenants. Owners should have a mix 70:30 local and foreign buyers and tenants should be 70:30 from G7 countries.

6) A darn good JMB.

One thing to note, it isn't easy to manage a low density development, especially if it a high rise and plenty of very premium features. If it is for your own stay be prepared to pay upwards of RM.50psf for maintenance fees and be very prepared that if you don't pay action will be taken against you.

investment high density, because it sell cheaper, rent cheaper, more traffic and ong.

ownstay low density, because it classy, more expensive, premium resident

I am not sure what do you mean by mean, will these products react (price movement) the same way with property?

Thats quite strict checklist to follow. Mind to share what do you mean by premium and prime neighborhood? How premium is premium..Bangsar/Mont Kiara kinda premium? There will be very limited options then. And prime too, prime meaning? Heavy traffic? biggrin.gif

Prime and premium, Ampang Hilir, U-Thant area, KLCC, TTDI, DPC, KL Sentral, Bangsar, Damansara Heights, Duta/Kenny Hills, Federal Hill, Mont Kiara, PJ Section 16 and 17 and some of the wealthier parts of PJ are fine too.

For PJ Section 17, you could take a look at Astana Damansara and Tiara Damansara as an example of a low density condo that are well managed and maintained, the other one is Li Villas which isn't bad but showing its age.

Prime areas are generally premium areas these days.
