The shop lot is stratified title?

If under strata title property, AGM needs to be convened yearly, and EGM if requested more than 25% of the owner.

In AGM/EGM, management team/company/committee members can be removed via voting if owner deemed they are not performing up to task or required by strata title act.

It has nothing to do with shoplot or residential.
It is about whether the property is individual title or stratified.

Management is employed by the stratified property owner.
So owner can remove the management if receiving enough votes for it.

Convene EGM (by getting 1/4 of owner signature), then with EGM resolution majority votes, then management committee can be change as well as management company.

Do you sure there is no AGM held in the first place?

Audited account published in public (although it is a good practice) is not mandatory as long as it is submitted to COB and done according to the strata title act.

Any breach of strata title act, proprietor owner can file a complaint to COB.

As mentioned, if the management is really not doing their job properly, owners can always get enough signatory (25%) to request an EGM and remove the existing management/committee.

In stratified property, it is join effort and majority decision.
One may not satisfy a particular rule or what the management is doing, but if the rest is satisfied, then the minority need to follow what the majority wish for.

That's why there is 25% EGM rules for.
