Any body is familiar with BK5?

Is it good to stay/convenient in bk5?

Now looking for house at that area

If you have a budget of 800k, you can look in BK2, BK3, BK4 or BK5 (old houses). You may be able to nail one at around 700k and then spend the remaining into renovation. In these 2 locations, I prefer Desiran as it is on top of the hill, but entrance a bit sucky, cause the 2 way road got people like to do side parking. BK8 Irama, Sapphire, and Emerald and BK5C Sentosa are typical 22x75 but with buildup around 2300. Price should be around 1.1m or less after you nego.

All in all, trust your instincts and don’t be afraid to walk away from a house that you may like cause Kinrara agents are snobs and keep insisting that owners do not accept the price. If need be, go straight to the owner after the viewing session to cut off agent.

bk as a whole is predominantly freehold landed properties smacked right in between BJ catalysts and the established satellite township of bandar puchong.. not too old like oug, not too messy like puchong, not leasehold like sri petaling, just about all the right ingredients for the pickings..

bk5 in particular, is riding on the recent 're'vibrancy of kinrara niaga (the giant) commercial area with 8 & 10 kinrara highrise & lrt station.. i&p ex-show gallery has been bought over enbloc, while many corner lots being converted to street hawkers center, and when public bank is also there, you know the area is set abuzz, traffic wise..

very ok for own stay, few sjk & sjkc around.. waiting for more connectivity to be opened up behind.. for investment, depends on your returns expectations, but risk is relatively lower, means can find takers at mid-point, won't sink much.. m2c..

cause i consider a house in bk5 around 610k. this is near to midvalley which where i work on and not that crazy expensive plus freehold. Just worry on the safety the is it convenient for normal daily life

Should be no new highway since kidex is terminated and 10 kinrara still long way to go .

I'm sorry BK5 with 610k budget? I guess you are looking at the apartment in 8 Kinrara then, am I right? The accessibility actually is not too bad. You have easy access to LRT (BK5 station), Maybank, and Anytime Fitness. It is just about 5 mins walk away. You have Giant also within walking distance and the shophouses (food courts etc) which you would have to walk a bit further (10 mins or more). However, I have to warn you that since you are working in Midvalley, the road towards OKR AND OKR itself is very very jammed. You have to leave your apartment at around 6.30am/7am depending on your start time because the traffic will get VERY HEAVY at 7.30am onwards from Jalan Puchong to OKR. To get to the intersection, most likely you will need to make a huge turn around the shophouses and you will probably have to wait at the traffic light for a long time to go into BK2 road.

some info on township planning for bk if of any use. seem like many land parcel for school but not yet built. the road cutting through the forest to the west to taman wawasan has been on the plan for ages. but no sign of really happening.

Yeah this is actually quite important for some residents, namely Damai Utama. I was going to attach this but I kept forgetting. There is a mosque that will be placed in Kinrara Residence (if you look closely at the Balai Polis - left road). This might depreciate the value a bit there. And there is quite vast lands that are still available in Bandar Kinrara. Thanks for this attachment

As a matter of fact, BJ highway is not going to be a problem as he will not be using this road most likely. Waze/Maps will direct most likely to go through OKR. I know this cause I worked in KL Sentral. But in any case, if he wakes up early, should not be a problem. From MV to BK5, it would take around 1 hour plus too cause OKR is really long. The only plus point I would see in owning an apartment in Kinrara is the accessibility.

I asked the Pejabat Tanah, no plans have been sent/set there yet but the one on the lower side, isn't it low cost apartment? Pangsapuri Enggang.

Supposedly, yes, the one below the road is Pangsapuri Enggang. I hope it's not going to be another layer of low cost apartments cause it will for sure bring down the value of Qaseh. In any case, the plans can change at anytime so we cannot count on it. For one, it's surely not going to be another religious plot of land cause it will be built closeby Kinrara Residence/Damai Utama

Unfortunately, if we are talking about Bandar Kinrara, no you cannot get, unless you are super lucky like this one (not sure sold already or not)

try rimba residence if you looking for own stay. 1300sf i think is going for 600-700k now. relatively cheaper than 8/10kinrara and the forest view is superb.

you can go there drive around and call up the agent to ask the price.
but bk5 really not many is selling. i surprise also.

bk5 to me very convenient. with new shops popping up in new shoplots area, now even more convenient for day to day eating and groceries. access also good. for weekend shopping or outing, ioi mall, ioi boulevard and sunway pyramid are less than 10 mints away. in future pavillion 2 and rio city also should be about 10 mints or less away. hospital and schools are also nearby.

I've been staying in BK4 since 1998 and bought my unit from I&P just slight below RM170K and coincidentally my mortgage will be fully paid next month. rclxm9.gif BK house price is appreciated a lot with the rate around 470%-500% so some phases even more than 550% after 20 years. If you ask me, it's worth to get a subsale 20X70 or 22X75 DSL unit at BK5 for 850+ K, I will say it's not worth it. smile.gif

I believe the map is not the updated one. This is judging from the Enggang Apartment not being reflected in the map. The one I was shown to in Pejabat Tanah was 2 months ago when I was looking at the lelong house in Kinrara Residence.

Yup. I think some of them in there are also titled “0% DP, BK5, Stamp Dufy Waived”. These ones are most likely in Cyberjaya or as they call it Puchong South. But 700k is pretty rare unless they are really desperate or they could be like what you said.

i have stayed in both cheras (tmn segar side) and kinrara area for more than 10 years each.. i will personally root for kinrara, the golf side, not the old jalan puchong side.. now or and esp considering future developments.. maybe explore high-rise with lower density if you hv budget constraints.. good luck..

610K, You can try Bdr Puchong Jaya subsale - tempua 18X65 and Kasawari 20X65 but slightly smaller house and also nearer to amenities compared with BK.

As a matter of fact, here is my insights, with that budget, you can opt to stay in Jalan Tempua or the Bandar Puchong Jaya side but it will be a very tough mission every morning for you to go out from Puchong Jaya to go to the traffic light to merge to Jalan Puchong (aka you have to go towards the right side of the road and you are coming out from the left).

You can opt for BK2/BK3/BK4 which like you said, narrow roads and schools around the area etc. But consider this, people from BK5/6/8/9 also have to pass by BK2 through the school along Jalan Kem Kinrara. To top it off, your BK5 wide road will also be narrower with the school there (opposite of the shop houses across the road). So you have to go through 2 schools. You can contact a few agents to look at the house locations. Maybe you can check and see if the location is close to the school.

610k cannot get you anything in BK5 for landed subsale, sorry to say, unless you get lucky and there is a very desperate owner/lelong, which so far, only 2 from Kinrara Residence and 2 from Bandar Kinrara, all which are above your budget by a lot.

You got few options

1) use the SIRIM road to Puncak Jalil - BK6 - BK Giant route. Need to do a detour. My fav option if i know there is a jam from Bkt Jalil towards puchong.
2) Use the roads along LRT (Sir Petaling - Awan Besar). U will pass the industrial factories route and then U will hit BK1, then can go use Jalan Kelang Lama route. Use waze or Google Map if unsure. Few traffic lights to go thru.
3. Use Kesas, and can exit BK exit or Puchong Jaya exit. Need to pay toll.

Hey guys, any BK4/5 owners here mind to share how’s the road traffic conditions to KL during busy hour(like 7-9am) before mco period? Is it super congested or moderate? Roughly how long you need to reach Seremban highway?

I’m interested at one of the unit here but I would like to understand how’s the traffic before covid outbreak first.

7:00am- 7:40am : 15 mins - 25 mins
7:40am - 9:00am : 25 min - 45 mins

If you left B4 6:50 am, very certain within 15 mins.

KL about 40 mins if you leave bk4 before 6:45am. After 7:00am for sure at least an hour. This is before covid19.

Sometimes, I left my home from 6:50am and reached jln chulan around 7:30 - 7:40am.

bk5 to me very convenient. with new shops popping up in new shoplots area, now even more convenient for day to day eating and groceries. access also good. for weekend shopping or outing, ioi mall, ioi boulevard and sunway pyramid are less than 10 mints away. in future pavillion 2 and rio city also should be about 10 mints or less away. hospital and schools are also nearby.

in 2024 this statement is still very much relevant weii. i dropped by bk5 that day to pick up my flen to go pavilion bukit jalil seriously near!!!! srsly jeles of peeps staying in that area. the food choices endless......
