Any body is familiar with BK5?

Is it good to stay/convenient in bk5?

Now looking for house at that area

If you have a budget of 800k, you can look in BK2, BK3, BK4 or BK5 (old houses). You may be able to nail one at around 700k and then spend the remaining into renovation. But do take note that those are not guarded and gated. G&G, cheapest you can find is BK9 Warna - but you will be in front of low cost apartment. You may also look at BK7 but with your budget, I think you will end up with a T junction unit

Currently there is an auction unit at Kinrara Residence (going at 810k, but the thing is, the hearing was postponed to 28th May for the defendants so you will know whether will have reauction or not).

In these 2 locations, I prefer Desiran as it is on top of the hill, but entrance a bit sucky, cause the 2 way road got people like to do side parking. There are 4 main types in Desiran, 24x70 Type A1, A2, B1, and B2. 1 and 2 meaning maid room in front/back location and A and B meaning long porch or short porch. Long porch have larger buildup but going at 1.2m. You will have extra land at the back that doesn’t belong to you and you can use cause it is sloped land.

BK8 Irama, Sapphire, and Emerald and BK5C Sentosa are typical 22x75 but with buildup around 2300. Price should be around 1.1m or less after you nego.

All in all, trust your instincts and don’t be afraid to walk away from a house that you may like cause Kinrara agents are snobs and keep insisting that owners do not accept the price. If need be, go straight to the owner after the viewing session to cut off agent.

bk as a whole is predominantly freehold landed properties smacked right in between BJ catalysts and the established satellite township of bandar puchong.. not too old like oug, not too messy like puchong, not leasehold like sri petaling, just about all the right ingredients for the pickings..

bk5 in particular, is riding on the recent 're'vibrancy of kinrara niaga (the giant) commercial area with 8 & 10 kinrara highrise & lrt station.. i&p ex-show gallery has been bought over enbloc, while many corner lots being converted to street hawkers center, and when public bank is also there, you know the area is set abuzz, traffic wise..

very ok for own stay, few sjk & sjkc around.. waiting for more connectivity to be opened up behind.. for investment, depends on your returns expectations, but risk is relatively lower, means can find takers at mid-point, won't sink much.. m2c..

cause i consider a house in bk5 around 610k. this is near to midvalley which where i work on and not that crazy expensive plus freehold. Just worry on the safety the is it convenient for normal daily life

Should be no new highway since kidex is terminated and 10 kinrara still long way to go .

I'm sorry BK5 with 610k budget? I guess you are looking at the apartment in 8 Kinrara then, am I right? The accessibility actually is not too bad. You have easy access to LRT (BK5 station), Maybank, and Anytime Fitness. It is just about 5 mins walk away. You have Giant also within walking distance and the shophouses (food courts etc) which you would have to walk a bit further (10 mins or more). However, I have to warn you that since you are working in Midvalley, the road towards OKR AND OKR itself is very very jammed. You have to leave your apartment at around 6.30am/7am depending on your start time because the traffic will get VERY HEAVY at 7.30am onwards from Jalan Puchong to OKR. To get to the intersection, most likely you will need to make a huge turn around the shophouses and you will probably have to wait at the traffic light for a long time to go into BK2 road.

If Midvalley, I'd rather be staying somewhere around OKR, OUG, Tmn Desa, Happy Garden, Sri Petaling, Pantai. The problem I see currently with BK5 is the access from BJ highway.

some info on township planning for bk if of any use. seem like many land parcel for school but not yet built. the road cutting through the forest to the west to taman wawasan has been on the plan for ages. but no sign of really happening.

Yeah this is actually quite important for some residents, namely Damai Utama. I was going to attach this but I kept forgetting. There is a mosque that will be placed in Kinrara Residence (if you look closely at the Balai Polis - left road). This might depreciate the value a bit there. And there is quite vast lands that are still available in Bandar Kinrara. Thanks for this attachment

As a matter of fact, BJ highway is not going to be a problem as he will not be using this road most likely. Waze/Maps will direct most likely to go through OKR. I know this cause I worked in KL Sentral. But in any case, if he wakes up early, should not be a problem. From MV to BK5, it would take around 1 hour plus too cause OKR is really long. The only plus point I would see in owning an apartment in Kinrara is the accessibility.

I asked the Pejabat Tanah, no plans have been sent/set there yet but the one on the lower side, isn't it low cost apartment? Pangsapuri Enggang.

from the map, supposed to be schools, residential and commercial. could be a small pocket of landed with some shops. for the schools, probably wont be so fast to be built.
