my current standing amount is 380k with

1. repaint the interior
2. id built in design for the hall, dry / wet kitchen, guest room, master bedroom and bathroom (this expensive bitch), study room, office, play room
3. rewire the whole house with new lights and add in xiaomi smart switches
4. wiring 5 network points
5. trustee smart alarm system
6. window tinting, security mesh, mosquito netting
7. furniture, tv and etc

Then you may want to get a cheap id to design and you go and project manage your self to control the budget

the only thing I can say Is that I started out with a budget of 250k

id probably hit 400k just as I'm about to move in next month.

Be mindful, my budget is move in condition, meaning, tv, sound systems and all that stuff is bought as well.

beds and fridge, microwave, oven.

If you want to do all that in 210k for a semi d, you better reassess your capability
