Investment Property Investment in KL, Any good property investment KL

I am looking for some property investment opportunities in KL area for capital gains and rental. Basically, the plan is to rent out the unit and using rental to cover mortgage and let go after 5 years with approx 30% capital gains. Any good recommendations? Thanks in advance.

along the Cheras maluri to balakong LRT line, simply get 1 can have 100% capital gain in either 5,10,20 years.

i hv a unit in pv with good rental income with monthly 200 positive cash flow after deducting loan installment (mostly rent to student)

If rental could cover mortgage payment, qualified tenants would have bought/buy. Where are you going to find tenant?

Property is not newly discovered or invented. If property investment could be self financing, every da ma and kopitiam unkers would be multiple properties landlords. Where got chance for Gen y or z to queue to buy.

Here's my recommendation, sit on your hands and invest something else for now....because prices are going to drop hard this year along with interest rates.

Free advice, and you will save 10s of thousands easily.

Haha... if you find one, tell me...you will be lucky enough if your rental can cover 80% of your mortgage and having 0% capital gain...

I bought a developer-reserved unit for the Zest@Kinrara back in 2010 at 350k. Rental, just enough to cover mortgage, not sinking funds. CA in 9 years from 2010-2019, definitely power, the only thing is, it's a buyer's market now LOL.

All my units i get positive cashflow, in terms of CA, history is easy to tell..but 30% within next 5 years? I'm interested to know as well..

30% gain in 5 years is 5.5% p.a compounded. After deducting loan interest, is 30% gain worth while?

This is exceptionally true. Especially when said investment is not just mere thousands. I have never bought a property for the purpose of selling the property. I have only owned 3 properties thus far (most recent acquisition is a double storey terrace after staying in condo for the last 7 years and a 15 acre land which I grow palm oil trees which I bought 8 years ago - opposite of OSK Iringan Bayu). Hard work beats sitting down, praying, and guessing developers' next move

Don't uds. Still need risk to buy property right? OP question is a bit naive, but should be possible to find such. Try your luck lo.

No....they are on their way down. And no...when they go down it means economy is slowing down which is why the Central Bank will pre-empt by bringing rates down to encourage spending, which also means people are in defensive mode (won't be looking into property).

The textbook isn't always applicable in the real world. Just look at classic cases in the recent past, 2009, prices were damn low just before the big bull run what were the rates then? 3.2 - 3.5%.

There's no such thing as a guaranteed capital gain, anything can happen, you need to do your own diligence and calculated risks.

Hi.I'm a property agent. I have a project in hand that might suit you. Ceylonz @ bukit ceylon, Kuala Lumpur. Will be completed by 2020. ROI aroun 7-9 % depends on what unit you buy. Let me know if you're interested, i will send you more detail.

Choosing property require alot more detail. Telling us you are a first home buyer is not enough. If u ask like that, maybe RumaWIP or Pr1ma suits you the best.

2nd, how much monthly income you have (bank loan installment normally is 1/3 of your salary, otherwise bank will not approve the loan)

if own stay, for me, Q is near work place is better if you are now early 20s, near baby sitter house if you are in 30s, near ambiance , bird singing quite place if want to retire
4th, got facilities around, eg, bus stop, school, pasar, other amenities etc
5th, you got to hv 10% of the property price in your savings, bank loan normally is 90%, spare extra for legal fee, maintenance initial deposit, TNB, SYABAS deposit, minor renovation cost (setting the lights, fan, water heater, gas hook etc)

Any other advice? I'm quite new to the property industry as well. Just bought a unit in Sentul. Thinking of renting out my other two rooms. At least can pay my installment biggrin.gif
