For fully furnished, do u think it's necessary to provide bed frame AND even mattresses & bedsheet?

What is ur view? Do u provide it for ur rental house?
Because I think mattresses not hygiene if change tenant?

Yes. Furnishing does help in renting out property faster.

Imagine no furnishing u want to rent 1000.
U furnish but rent out 1100 or 1200

Although is 200 increase . But the house down time is lesser..

If u down for 2 mth empty, that is already 1000 x 2 = 2000 gone.

Minimize down time is better

Fully furnished means people will expect to be able to get their luggage and move in mah. No bed where to sleep? On the lawn? Even curtains also should be there.

Anyway you can always mention partially furnished or fully furnished except XYZ just to avoid confusion

I personally think no need to provide mattress due to hygiene. If the tennant move out later, what are you gonna do with the mattress? Bed frame is good to have. If you insist, just buy cheap one and throw away once they move out.

Last time when I move into a rented room, I just stack my mattress on top of the existing one. Never use them although it looks clean.

For me, mid end rentals I provide a 2nd hand Ikea mattress.

High end ones depends but since mostly rented to expats I provide a higher end one from Ikea if they want something different I offer them a small amount off the rental like rm50 or so and tell them to buy something they prefer and at end of tenancy will try to buy it off them.

Plenty in the 2nd hand market such as mudah.my, carousell, even FB group.
But the problem with those mattress is transportation. You better add in transportation cost to see whether is worth to buy or not.

New ikea mattress especially those lower spec ones come in folded (gulung) version. Easily can fit normal car. But once is unwrap, is no longer can be folded back to the initial size coz is spring mattress.

Just buy some cheap one..
Those cheapskate fellows would use yours..
If not, they bring own one put over yours mattress... Like what I did years ago... Pillow also use my one... Hygiene purpose 😁

Most of those I bought were off FB groups for expats or mudah.

You will need to have a pickup truck though as transportation could very quickly add up.

Ikea mattresses are 10cm longer than local ones, local mattresses can fit the bed without issues.

Ikea bedframe no problem using normal mattress. There will be a slight gap only.
But the other way round then you get problem. Ikea mattress cannot fit non ikea bedframe.

for low end rental just get foam mattress from pasar to look good when viewing.if tenant doesnt like, he can buy a better one to put on top. mid high end, i dont furnish fully before getting tenant, but discuss with tenant what he wants that can be provided foc, and if his taste is too much, negotiate the addition cost.

IKEA is a global company, they manufacture mattresses that goes all over the world as do their bed frames, they follow the same standard definition of sizes as that of China and EU.

Whilst in Malaysia and Singapore beds are 10cm shorter.

Both these countries are too small a market to be market specific.

Quite thankful their mattresses are 10cm longer though, before this always had beds which felt too short for me.

If rent out fully furnished off course need to provide mattress. I'm sure it a common understanding in the market. Partial furnish usually no mattress.
My tenant even request full bed sheet set from me. Since my rental can cover my installment plus maintenance fee so I just provide lo.

Not grade A property but bought it at year 2011.
I'm sure most landlord can get good rental if bought at that year.
