Their products seem to be quite well received and some delivered ahead of schedule.

Would you buy their products or this is a MahSing wannabe?

frankly speaking... AK and PV are quite similar... in a sense that no bombastic workmanship... but most of the time reasonable... and their designs also not really bombastic... but just enough to justify the pricing they offer... as for mah sing.... haiz.....

AK suck... u see their design, all the same, nothing special.
in term of appreciation, very low.

Kuchai Avenue: 150k -> 550k (350%~400%)
Connaught Avenue: 185k -> 380k (70%~90%)
Parklane Oug: 270k->410k (20%~30%)

Very true, but I suppose they are both meeting the housing needs of many.

Not everyone can afford to pay RM200psf more for something better in a similar area.

One way to look at it is these are the Axias and Myvis of the housing market. Am sure many of those buying these would love to buy something better.

well personally visited alot of AK completed projects... workmanship average... since my expectation for them are quite low... at least most of the defects are easy to repair issues and their facilities and general area really looks as good as brochure shown... not really to the extent of mah sing where u pay premium get peanuts.... lol

The appreciation seems high to me based on the sample above. (even though this is not Aset Kayamas).

The first two projects were launched during the "peak" period... thats why appreciation high. For the past few years, price are high and have been stagnant. And supply more than demand. Thats why can't appreciate much.
