Hi....
My agent very bad, not all questions answered. Need to ask here.

Let's say that today is the key handover day, then what is next? I need to go to TNB, Syabas, etc.? or everything settled already? can somebody enlighten the steps needed. I bought a house in KL whereas I'm living in another state. Would be troublesome if not settled in 1 trip.

u need to ask ur lawyer whether seller already terminate TNB syabas etc.

TNB usually u need to go urself and do (usually need to bring the latest bill).

for water u have to check whether it's under SYABAS or under management (condo).

get ur info from ur lawyer first, then search online on how to effect change of ownership.

iinm dont need to wait previous owner to terminate, just bring SPA for them to create new account for u.
If previous owner does not terminate/pay its not related to you.

That is what i did few years ago no issue, confirm electricity and water not terminated yet since where was no disconnection noticed.

Yes u need check with your lawyer whether TNB Syabas has been terminated. Get a copy of the same and also INDAH WATER bill. Many people didn't change and pay this. Get latest management statement also.

Ask your lawyer get all this receipt (remember must be paid or latest one) for u so that you can bring along to relevant party and change of ownership.

1. Go TNB to register / change name
2. Go Air Selangor to register / change name
3. Go Majlis Perbandaran (if I'm not mistaken) to change the cukai pintu or tanah name.

Make sure you bring original SPA along and you need 1 verified true copy of your geran from the pejabat tanah or your lawyer verify 1 for you.

Remember IC and SPA and fill up the form there correctly and you should be set. Of course, check with the office of TNB or Indah Water to see if you need to pay for outstanding bills.
