I work here so i know this place well. Not a happening place, more suitable for family. Nearby all landed houses and factories. Exclusive part of subang/usj. The nearest 99 speedmart are USJ 4 and USJ Heights. This project located very near to Thermos factory. Unlike the shit holes like puchong puteri et al., this place is quiet, well planned, low density and peace at all the time.

Er, i dont want to be biased, you have to be there to truly understand the exclusivity. It's unlike the dirty industrial area in, like, Tmn Perindustrian Puchong, segambut or USJ 1. This area more upscale like Glemarie Temasya type, with all the bugnalows/superlink like subang heights/usj heights/usj 3abcd along persiaran setia.

I visited their showroom today, the 550sqf unit is not bad la.. 2r+1b plus got free furniture too.. SA told me got limited unit now.. 80% +++ were sold, but the problem is I never heard of this developer before.. also I went to see the project location, I ask the worker in there they told me is about 10% complete now.. but the SA lied to me the project was near 50% complete lol @@

the only residence in the factory area... and HTC just opposite you.. USJ taipan can see but actually need drive a big round to go towards there... you sure got ppl wanna stay here ma

It is a studio. They made it 2R1B by partitioning the living room as another room. Very clearly for investment purposes, but that USJ area dunno got people want to rent or not. About 5-10 mins drive to Taipan only, but you stay next to HTC and the surrounding area is light industrial/offices, abit krik krik

Location is below average, good only if work nearby. After study the details, the chance are those from outstation and working in UEP. If make 3 partitioned room and rent out 600-750 each, it should be break even...(i not sure the demand) but if for own stay, a family of 2 young couple maximum

Because nearby are all factories, need to drive for everything, even is for a few minute, technically need to post own transport... if rent out 3 partition room need 3 parking? else park at road side. security is a concern...
