Individual / Strata title issued = possible got caveat on the property (title). To be safe, need to check.

Property still under master title = not possible to put caveat.
As the title still under developer name.

This caveat by the bank is normal. No problem. All bank will place caveat on the property.

Not coz of additional procedure.
Is because no extension allowed for high court auction. 120 days is ample time to complete the process since title already issued and got no caveat by other party.

High court re-auction is normally slow. Average 6 months for the unit to be auctioned back next round.
For this particular unit:
First round was in Sep 2020
2nd round was in Apr 2021
3rd round will be somewhere Oct to Dec 2021

For your info, that unit sold during that day at reserve price 405K. Single bidder won unchallenged.
Actually plenty of lelong units from Lakefront Residence and Lakefront Selangorku.

Currently got 2 more units in the market:
1. T4-16-01, 1292sqft (dual key)
2. T4-20-11, 1292sqft (dual key)

Price still high. Will let you know when price drop to below 450K.

Same like subsale, legal fees and stamp duty (if you take 90% loan) is approx 5% of the purchase price.
Some portion of loan legal fees and stamp duty can be financed into the bank loan. So no need to have full 5% cash in hand.

Then there will to pay outstanding maintenance fees and cukai taksiran. Mostly bank will cover but is you pay first then only claim back from the auction bank.
So far base on experience, only auction under Citibank will issue you cheque to pay the outstanding, so you dont have to pay first.

Is free of charge for majority of the auction bank. Such as CIMB, OCBC, UOB, RHB, Maybank, Hong Leong, HSBC, etc.
Commission is paid by the auction bank.
