Appeal from land office took too long, Appeal, bumi lot

Hi all sifus here I just want to ask your experience and expertise...i sign snp to sell my house (bumi lot) to non bumi November 2017...
Got rejected and filed for appeal around april 2018.
Until now (dec 2018) my appeal is still "in process" with no timeline for approval or rejection. Lawyer and agent didn't want to help me and feels like they avoiding my question.
So... 1. Anyone can advice if this is normal... I mean its 1 year already 2. Is there a time limit before i can cancel the snp (without getting penalized)

this is normal. during the appeal they will see the merits of the case. usually need to show that seller is in hardship really need to sell the house quick need money etc. 2. Is there a time limit before i can cancel the snp (without getting penalized)
check the T&C in ur sale and purchase agreement. usually this is under 'condition precedent' and usually once it's exceed the agreed time, either party may cancel (but check ur SPA to be sure)

Anywwy in my spa shows purchaser can cancel after 9 months + 3 months...no where statef vendor can cancel... Frustrated with my lawyer for this...

APA MASALAHNYA KALAU BUMI CUBA JUAL JUGA KEPADA NON BUMI??? Jika anda seorang bumi dan cuba menjual kepada non bumi serta perlu mendapatkan consent maka perkara berikut boleh terjadi: S&P anda adalah S&P bersyarat (perlu consent) dan boleh dibatalkan tanpa perlu membayar pampasan atau menerima pampasan daripada mana-mana pihak. kerugian kerana menunggu ditanggung oleh pihak masing-masingLulus consent dalam cubaan pertama adalah mustahil kecuali ada ‘kabel fiber optic’ Beberapa kali perlu merayu (dibuat oleh penjual atau melalui peguam penjual), masih belum tentu dapat consent. Sepanjang urusan mendapatkan consent, segala deposit disimpan oleh ejen hartanah (3.18%) dan peguam (6.82%). jika setahun tak dapat consent, maka setahun deposit ada pada mereka, anda tak dapat satu sen pun (mereka juga). Ada kes yang diketahui sudah dua tahun merayu, akhirnya satu statement dikeluarkan ‘hartanah ini tidak boleh dipindahmilik untuk 2 tahun akan datang’, boleh pitam penjual kalau dia memang nak guna duit (2 tahun menunggu tambah 2 tahun tak boleh jual).

u may need to proof to land office that you have tried to sell to bumi but cannot get buyer
proof such as advertisement maybe helpful
