Nothing to do with YNH.

FAR should be the one manage the co-living for their enbloc purchasers. Obviously... They will make a cut from being operator. And from furbishing as well.

One centre service. From sell => furnish => source tenant => tenant management.

For me... All these are not a concern as long as done professionally...

However one major flaw in the plan... The buyers will need to find out themselves during VP...

Even if today I can get to buy this project for RM500psf, I will run far far away. Not just the location is inferior, the product is inferior as well. Agents that approached me keep claiming the study space is a bedroom. Maybe co-living guests wouldn't mind living and sleeping in a space without window like in prison. For temporary stay such as as 3-12months they will be gone after that.

The signs were there. The project was soft launch for donkey years without any physical works on site.

In any cases, I hope the project will proceed as many hard earned money is at stake here.... I hope none of the compression loans here. Imagine no income and paying progress interest for multiple units.

There are so many red flags if anyone bother to pick the signals

- unfavorable site location surrounded by highways, cemetery and HTC. Imagine pass through under HTC on daily basis to reach your home
- design and concept where better thought can put in especially the unit layouts
- unprofessional marketing where +1 space is promoted as bedroom
- the most glaring red flag is idle construction site for few years despite being soft launched earlier. Can just go through the pages of this thread


Nevertheless wish all buyers the best and no matter what happens corporate side, developer has social and contract responsibility to finish and deliver the development.

At first place strictly on property...this is not exactly a good investment property from perspective of masterplan, layouts and micro location. With the fiasco of the holding company... Hopefully the project will still be completed as this involves hard earned money of purchasers.

Not sure how you define fair value. Any development in Malaysia with HTC, Highway and Cemetery within the proximity? We have not even factor in developer reputation which from news struggle with few ongoing issues.

Construction progress based on July2025. Block A and B still at carpark level. Expected completion is 2026QTR4.

Not sure when the first SPAs were signed for block C. It should be around 2022. According to TEDUH, SPA duration is 48 months with target completion of July 2026.

Few ways developer can go around

1. VP block C, carpark and facilities deck. If i am not wrong, block A and B were launched way later.
2. Get EOT from Housing Minister -Covid etc
3. Just pay LAD for the delay

The bigger question to buyers, with construction of block A and B that sit on podium still going on for another 1 or 2 years, how the owners/ tenants will move in and enjoy uninterrupted facilities?
