Buying house from mum and aunt, What’s the cheapest option

My mum and aunt owned a serviced condo. I have been paying half d loan for the house since my mum no longer working together with my aunt. Now my aunt intend to sell her portion to me. I wanted to do transfer of title from my mum to my name too. And takeover my aunt’s portion at the same time. Any idea how I can proceed to do so? Heard of transfer of property title under kasih sayang (love and affection) but only half of the house title belongs to my mum. Can I still proceed with this? Can someone advice which is the first step for me now ? Engage solicitor ? Or find a bank to get loan first?
Looking for some cost savings on getting the transfer of title done. (Save in MoT and etc )

S and P lawyer to do the transfer of the property + property TAX
Make sure you value the house as low as possible or even lower than the market value (as you are buying from relatives, i think its possible), this is so that both your mom and aunt, dont have to pay capital gain tax.
Obtain a bank loan to service the remainder of the loan + amount owed to your aunt.
Things to take note 1. get a good rate from the bank 2. make sure you are clear to the bank and lawyers that you are only buying over your aunt portion and the remainder of the house loan.

If the house is fully paid (if it is not you can use cash to settle the remaining loan and your aunt portion) then you can just engage a lawyer to do the transfer. pay only a lawyer fee and low stamp duty.

For this case recommend you do S&P from your mum and aunt to you. because you will have to "buy out" your aunt's portion.
Yes you can get 50% off the Stamp Duty under Love & Affection when filing for the MOT.
I can recommend you the lawyer that did a similar case. Pm if you want.
