1. ponding at balcony and water seepage into master bedroom damaged floor wood skirting.
2 water leaking from the roof slab fifth times and spent more than RM3K to repair and water proofing.

You can see SDP sub contractor low quality workmanship of the my roof slab.

Elimina though it is nearer.... still have accessibility issue. DASH is there but only via Mutiara damansara to go home? that area is also know as jam-packed.
not to mentioned need to go subang perdana to enter dash.

further more it is still lack of commercial. will it bloom? we can be hopeful but making Denai Alam shoplots as example- is this a commercial square which you really like to go?
the nearby one is Subang Bestari/Subang Perdana - of which somehow it just run-down and the road and landscape is poorly maintained.

I'm resident of Elmina East Gardens and my taman residents ratio I think between Bumi and Non Bumi is about 62%:38% based on the chat group list. My guess only the early phases bumi and non bumi resident ratio are like ariza (85:15), Kenna & Rega (75:25), Garinnia (70:30). The newer phases I think is 60%:40%.

Maybe eg6 land price is much expensive than eg5, even though the BU is eg6 is smaller than eg5.

Normally, SDP offer free mot and s&p legal fee, maybe SDP don't give much rebate compared with previous phase launched like eg1-eg4.

My relative bought EG3 too and after all the rebate is around RM740K for intermediate , but didn't know there is a river there, I believe the land at EG3 is still on high site. yes, it's super far and distance between EG3 to Rainbow bridge is about 5.5km therefore it's also about 6.2 km distance between to GCE.

Felt bored after stayed in old mature township for 20+ years especially good old neighborhood shifted out and come with new neighbors often quarrel for road site parking place.

It's his future retirement home and maybe the attractive SDP promotion pre- launching price with free mot , 10% rebate+ 8 months interest rebate.

Denai Alam 70+% is bumi house onwer, how to expect business
man open non halal restaurant there. Only after elmina east 1st project launched in 2012 then denai Alam is considered part of elmina city.

Early phase elmina east project like ariza, keana, regia and garinia launching the race quota ratio are still 70:30, only Crista and aralia phase onward is 50:50.

Regia phase price is started from 829K (intermediate unit) and corner unit is close to 1.1 mil during launched back in 2013. I did went for the Regia phase balloting but didn't get it.
