I guess Regia phase unit occupied rate is much higher than Crista unit due to lesser Regia unit available.

EG22 SemiD land size 40X80 is kind of small for SemiD standard.

Developer can call it any thing they like to attract home buyer. To me as a home buyer, dsl house width should be in between 18ft-22ft, super link dsl house width are in between 23ft-26ft, semiD house width can be 28ft -36ft and bangalow house width at least 30ft +.
Anyway, elmina garden do have many superlink house with 30ft house width like regia, crista, aralia, cludia, vianna and liana. That is why I reckon semiD 40x80 land size is stiĺl small compared with those old semid in those mature area in kl, subang and pj.

Any dsl house width more than 23ft is consider super link dsl. Do ask the SA , beside elmina garden, did he/she find any house developer build 30x100 super link house in the past 15 years. To me, I would say 30x100 is xtra superlink dsl. In fact, I was attracted to SDP Regia launched 9 years ago that is because Regia phase is 30 ft house width.

Not sure. Perhaps you can drop by Regia phase around 7:20pm for the sembayang maghrib to find out.

I walked my dog at our park too at elmina gardens. There are few neighbourhood also did the same.

Yes the sign board was there. My family have been walking with our dog in the past 5 years so far no one complaints from our RA group.

Moreover, as long you are responsible dog owner like pick up dog poo after biness, no one is bother.

Temu do have many shops just that don't have non halal eating shop like old chinese Kopitiam style. Actually I travel 7km away from Elmina East to U5 for non halal food and more choices there, non halal restaurant and shops can find along Persiaran kosmos and Persiaran Angkasa. For me hardly goto Denai Alam for food because distance between Elmina East to Denia Alam also 6km-7km.

Hopefully, new Temu 2 which still under construction can have some Chinese Kopitiam later.
