I went to Ilham 1 recently and the roads are far too narrow.

Should we expect the same for Ilham 2 / 3?

Guys, any idea if there is a shortcut to go to Elmina City Centre / Elmina West from the Elmina East side? Or is it a single path through Persiaran Elmina/Atmosfera?

Did anyone here purchase Ilham 3?

If so, what is your SPA price, and your price after rebate?

Is it worst which side, Elmina West or Elmina East?

How is the traffic on the Elmina East / Elmina Gardens side?

Anyone knows what's the status of VP for Ilham 1?

Surprisingly quiet here, seems like there's some issue and a lengthy delay.

Guys, any idea about paying for fire insurance when under construction period?

Maybank says need to pay, they will automatically take up a policy with Etiqa each year during under con period. But, we can submit request for waiver as long as can submit CAR insurance from developer.

However, my SA for Ilham says this is not possible.

Anybody have any experience with this please?

Not yet disbursed of course.

All banks no issue except Maybank is making it an issue despite being panel bank for the project.

According to my Maybank loan agent:

A Fire Insurance policy is generally required for all Non-Dwelling property and/or Building in the Course of Construction (UNDER CON PROPERTY). The Bank may consider any request for a waiver of the Fire Insurance policy made by customer on a case to case basis provided that customer are able to submit a copy of the insurance policy from the developer.

Mine mainly circles back to distance at the end of the day. Distance to family and distance to work (central KL)

For new launch landed, this is indeed one of the better ones, no doubt.

But for me, I'm going back to look at subsale within Bandar Utama, Damansara Utama, Bandar Sri Damansara area. No other option.

Kwasa Land will have same landed properties but they will all be well above RM1mil.

He told me low rise apartments and townhouses only, no landed unit.

Sadly no way to see how much better it is in person

In 10 years they will chop off the tress and narrow down the pavement.

Sime Darby Property to build, lease out data centre in RM2 bil deal

KUALA LUMPUR (May 23): Sime Darby Property Bhd (KL:SIMEPROP) said on Thursday it will build and lease out a hyperscale data centre at its Elmina Business Park in a deal worth RM2 billion.

The project is expected to be completed in 2026, the developer said in a statement. Once construction is completed, it will sign a 20-year lease with an undisclosed US-based multinational technology corporation.
