I stay in Denai Alam, and have the same issues. Had to seal all the door bottom gaps for external doors, all the sink and floor drainage holes, cover windows with mesh screens, and regularly spray those shopee green color liquid insect repellant at regular hiding spots and below door gaps.... And they still appear due to some of the baby cockroaches being able to get through the drainage covers..... I stay in bottom floor room, and every week con-lan-firm got a dead cockroach somewhere in the corners of my room lol....

I don't have anyone I know stay in Elmina to say for sure, only notice this in Denai Alam E-Boulevard shop lot area and my residential area which is around there. That said, you only see the pests outdoors near the drains though at E-Boulevard, the shops might have all gone through some treatment or something.

Wouldn't say so... I notice majority of residents in my Denai Alam area actually work in KL/PJ areas, all willing to drive like an hour to work, probably not many stay here for MRT proximity. Personally I drive to work at Bukit Kemuning area, typically it's a 35 min~ 1 hour commute for me as well depending on traffic conditions.

Personal reasons tbh. Considered Kota Kemuning before, was offered 800k for a subsale terrace unit there with good condition. But in the end still choose back Denai as it's closer to our extended family.

Considering it's already 6 years already for the LRT at Glenmarie to build up, and still haven't complete yet, most of the residents at Elmina would probably have moved on to new phase in life and adapted to a driving lifestyle haha! But good thing is SD making Elmina sorta a self-sustained city with all necessary amenities in it, so apart from studying in college/universities & working, one only needs to drive within Elmina itself for most stuff.

Previously there were plans to have a police station at e-Boulevard Denai Alam, but plans eventually got scrapped I guess. I read here somewhere that the previous Elmina Sales Gallery near the Iconic Bridge there gonna be converted to a police beat? Not sure what that means...

Curious what does the forumner meant by important elements? Apart from a hospital, I believe everything's needed like groceries, clinics, schools from pre-u to secondary level are available. I believe main complaint for jam is commute to work, but in terms of being self-sufficient, the Elmina and Denai Alam area is pretty decent.

Elmina/Denai Alam weekday morning traffic out of the tamans only ends around 9am, earliest 8:30am sometimes. Coincidentally most of the shop lots are around the exits too, so tough luck if your breakfast around that timing haha

As bad as it is, I don't know of any new township developments right now out there that's Klang Valley based that has entries-exits enough to accomodate the total capacity of the area. There is always some sort of bottleneck somewhere, somehow. Current traffic commute during peak hours in KV is bad almost everywhere especially the closer you are to KL/PJ area. Sime Darby defo need to improve on Elmina & Denai Alam traffic infrastructure, but I wonder how much really can they ultimately ease the traffic conditions, even with the proposed direct DASH entry that probably gonna be many years down the line to fulfill... Funny thing also that parts of the DASH highway is actually connected to Denai Alam at the Seven Skies Islamic International School area, but they cordoned it off. I think plans might have been made but ultimately PROLINTAS decided against connecting to Denai Alam directly? Just my speculation...

As long as SDP is going to remedy the issue eventually, in the long term I'd say it's good enough. They still have a lot of land being developed in Elmina after all, have to speed it up if not no one's gonna buy there haha! Maybe I have very low expectations now since my previously house is in TTDI Jaya which is flood prone and also jams exiting to the main road in front of Giant Section 13 during peak hours....

Yep, I currently stay in Denai Alam near the E Boulevard there, it is very convenient. I do notice some empty units in my taman, if it's in your budget and you don't mind the location, can consider Denai Alam instead.

I take the MRT Kwasa Sentral every weekend and I do notice the illegal parking situation there, but I don't think it's due to the insufficient parking areas, it's the quite expensive parking fees instead, as it is not part of MRT's Park n Ride program. Full day rate I believe is RM10 or RM12. For those who drive to park there then take MRT to KL to work, it's basically like driving and parking at the cheaper parking spots in KL already when included the MRT train fees... It's convenient, but definitely not very affordable. For comparison, the parking full day rate at LRT Glenmarie station is RM4.30 for LRT users I believe. So I don't think that illegal parking situation will improve unless they can enforce it strictly + build more affordable parking nearby...

Didn't know SP Setia just throw back to residents to DIY lol... My taman in Denai Alam under SD too, as long as 60% of residents voted yes, they will help with building the guard house. That said, it took a couple of years and a very committed residents commitee to get our guard house done in the end. Not sure if it's less of a hassle compared to DIY, but at least the design of the guardhouse is consistent to our taman's design language, so it looks quite premium.

My experience wasn't quite smooth-sailing la, but it could be because when we VP-ed it's nearing start of MCO already, didn't start defects claim & reno of our house until 2022. At that point I wasn't too much in the loop but I do recall RA had to put in quite some effort to work with SD on the guardhouse building. The guardhouse construction started around late 2023, finished construction early 2024, then fully operational with RFID gate around mid of this year. Hopefully newer development won't take as long as ours to build up la. End result is great tho for our taman, also appreciate my taman's RA in handling the whole shebang.

I'm a resident of Denai nearby, and as much as I'd like MRT extension in Elmina, I really think seeing MRT engineers having lunch in Elmina Mall is a BIG stretch to speculate MRT extension to our area...

Seconded on Semenea Hills, there is a couple semi-Ds and end-lots left. I live here, it's a decent neighbourhood, quiet taman with guardhouse, close distance to e-Boulevard shop lots like a couple minutes drive or an 8 minute walk away.

To add to this, Heng Dai's chicken/char siew rice + wantan noodles during daytime is not bad also. Shame that the evening steamed fish stall moved away now, I feel like it was main attraction for dinner at heng dai...

Yep that one is quite nice, the only non-halal shop in Lakeside Mall also

It's a relatively small-sized shop in Lakeside Mall, but the few times I've been there got consistent customer flow la, hopefully it's enough to keep it afloat.
