QUOTE(1000w0rds @ Oct 1 2024, 05:59 PM) I tahan not calling pest control until we went outstation for a week. Came back and cockroaches made a party. We dont cook often but roaches came up through washing machine hole. There is no way to seal that hole unless you dont want water going down from machine. Pretty bad drains if you ask me. Started since we moved in. I stay in Denai Alam, and have the same issues. Had to seal all the door bottom gaps for external doors, all the sink and floor drainage holes, cover windows with mesh screens, and regularly spray those shopee green color liquid insect repellant at regular hiding spots and below door gaps.... And they still appear due to some of the baby cockroaches being able to get through the drainage covers..... I stay in bottom floor room, and every week con-lan-firm got a dead cockroach somewhere in the corners of my room lol....

QUOTE(PAChamp @ Oct 2 2024, 12:35 PM) Is this cockroach menace found in all of elmina or only certain parts like Denai Alam? I don't have anyone I know stay in Elmina to say for sure, only notice this in Denai Alam E-Boulevard shop lot area and my residential area which is around there. That said, you only see the pests outdoors near the drains though at E-Boulevard, the shops might have all gone through some treatment or something.

QUOTE(IVL @ Oct 3 2024, 02:26 AM) Gosh- stay so far just to jam 45mins to MRT station which will take another 1h plus to KL city centre.. Truly this project is only for those working nearby/or remotely Wouldn't say so... I notice majority of residents in my Denai Alam area actually work in KL/PJ areas, all willing to drive like an hour to work, probably not many stay here for MRT proximity. Personally I drive to work at Bukit Kemuning area, typically it's a 35 min~ 1 hour commute for me as well depending on traffic conditions.

QUOTE(rave23 @ Oct 5 2024, 10:06 AM) Did u consider Alam impian or kota kemuning before because it seems nearer to your work place. Just wondering what is your decision factor on denai alam? Personal reasons tbh. Considered Kota Kemuning before, was offered 800k for a subsale terrace unit there with good condition. But in the end still choose back Denai as it's closer to our extended family.

QUOTE(MasBoleh! @ Oct 11 2024, 05:23 AM) Let's hope it happens in near future. Considering it's already 6 years already for the LRT at Glenmarie to build up, and still haven't complete yet, most of the residents at Elmina would probably have moved on to new phase in life and adapted to a driving lifestyle haha! But good thing is SD making Elmina sorta a self-sustained city with all necessary amenities in it, so apart from studying in college/universities & working, one only needs to drive within Elmina itself for most stuff.

QUOTE(rave23 @ Oct 24 2024, 03:14 PM) I guess you are right. There is a few place i know in KL where those rempit gather. There is nothing police can do about it especially when it occur on highway. Police can stop them temporary but not every night. Not even one police station after so many years. Its just parks after parks. Now there is urban park, sports park, forest park, community park and the huge central park. End up only for those surrounding neighbourhoods to gather around but elminians hide at home. Sometimes just ONE good park is all it takes for a good township. Previously there were plans to have a police station at e-Boulevard Denai Alam, but plans eventually got scrapped I guess. I read here somewhere that the previous Elmina Sales Gallery near the Iconic Bridge there gonna be converted to a police beat? Not sure what that means...

QUOTE(milipem @ Nov 15 2024, 05:35 PM) no need to complain la. property expert will say jam is good what. jam = pj lol. no jam no good! people finally feel the impact already. its pure logic that this eventually happens in pj if i jam 20 mins at least i can get everything i need. if 20mins jam here just to exit, really kesian. then go to pj jam another time lol in the end i feel the residents got this to themselves. many were defensive and protective of the image of elmina because worry these claims tarnish the developement, end up nothing being done until now need to collect petition lol one of the forummer here pointed out something very true. this place has so many parks and misc stuff but miss out on the important elements. its alot of gimmick but not enough substance. even the "mall" has so many cons but again people sugar coat it and manipulate it as unique etc lol Curious what does the forumner meant by important elements? Apart from a hospital, I believe everything's needed like groceries, clinics, schools from pre-u to secondary level are available. I believe main complaint for jam is commute to work, but in terms of being self-sufficient, the Elmina and Denai Alam area is pretty decent.

Coincidentally most of the shop lots are around the exits too, so tough luck if your breakfast around that timing haha

As bad as it is, I don't know of any new township developments right now out there that's Klang Valley based that has entries-exits enough to accomodate the total capacity of the area. There is always some sort of bottleneck somewhere, somehow. Current traffic commute during peak hours in KV is bad almost everywhere especially the closer you are to KL/PJ area. Sime Darby defo need to improve on Elmina & Denai Alam traffic infrastructure, but I wonder how much really can they ultimately ease the traffic conditions, even with the proposed direct DASH entry that probably gonna be many years down the line to fulfill... Funny thing also that parts of the DASH highway is actually connected to Denai Alam at the Seven Skies Islamic International School area, but they cordoned it off. I think plans might have been made but ultimately PROLINTAS decided against connecting to Denai Alam directly? Just my speculation...

QUOTE(rave23 @ Nov 19 2024, 03:12 PM) Bottleneck usually occur due to toll booth and junctions. Elmina is huge with SDP as the only sole developer so traffic this bad should not happen early stage. They could have build an exit interchange to guthrie but decide to do it later when problem arise. 2 small junction to exit is just asking for trouble. I heard from a friend that their other commercial development also similar case. Dash connection not so soon. Whether is prolintas issue or marketing strategy for their newer phases no one knows. As long as SDP is going to remedy the issue eventually, in the long term I'd say it's good enough. They still have a lot of land being developed in Elmina after all, have to speed it up if not no one's gonna buy there haha! Maybe I have very low expectations now since my previously house is in TTDI Jaya which is flood prone and also jams exiting to the main road in front of Giant Section 13 during peak hours....

QUOTE(=Hanxz= @ Nov 19 2024, 11:22 PM) There were plans to have an entry and exit from Denai alam during consultation with the residents of Denai alam. Ultimately at that time Denai Alam folks rejected the entry and exit henceforth the diversion to kg melayu subang So now everyone suffers including Denai alam folks lol Was unaware of this, thank you for sharing! No wonder the roads near the Seven Skies Islamic school there so weird like can masuk DASH tapi bukan punya.

Yep, I currently stay in Denai Alam near the E Boulevard there, it is very convenient. I do notice some empty units in my taman, if it's in your budget and you don't mind the location, can consider Denai Alam instead.

QUOTE(lildocker @ Nov 26 2024, 12:46 AM) Yeah, Kwasa is all high-rise and townhouse developments. The townhouses are not only near the MRT station, but also a mosque and a public park. Fingers crossed EPF and all the developers plan the parking areas properly, if not the place is going turn out like the parking mess along the road by the MRT station. With no one living there yet, the parking situation is already so messy. Also, the place is only 1km from the Sg Buloh industrial area, so I guess we’ll see a lot of trucks passing through the area? But being so close to the industrial area means it’ll be vibrant, which also means more traffic. If they connect Persiaran Atmosfera, then Subang 2 which is mainly a light industrial area will also be linked up. Just don’t make the roads too straight and wide like the ones in Elmina, that's just going to attract a lot of Mat Rempits. I take the MRT Kwasa Sentral every weekend and I do notice the illegal parking situation there, but I don't think it's due to the insufficient parking areas, it's the quite expensive parking fees instead, as it is not part of MRT's Park n Ride program. Full day rate I believe is RM10 or RM12. For those who drive to park there then take MRT to KL to work, it's basically like driving and parking at the cheaper parking spots in KL already when included the MRT train fees... It's convenient, but definitely not very affordable. For comparison, the parking full day rate at LRT Glenmarie station is RM4.30 for LRT users I believe. So I don't think that illegal parking situation will improve unless they can enforce it strictly + build more affordable parking nearby...

QUOTE(bigman @ Nov 26 2024, 09:24 AM) BK8 new development everything is just fine...but the guard house / post really is a big joke... SPSetia should follow SD...SD will help residents to build decent guard house even though the development is individual title.... SPSetia just wash hand and let residents to DIY.... thats y you can see with multi million price tag property but the guard house very small and clamp... kesian those guards ... Didn't know SP Setia just throw back to residents to DIY lol... My taman in Denai Alam under SD too, as long as 60% of residents voted yes, they will help with building the guard house. That said, it took a couple of years and a very committed residents commitee to get our guard house done in the end. Not sure if it's less of a hassle compared to DIY, but at least the design of the guardhouse is consistent to our taman's design language, so it looks quite premium.

QUOTE(bigman @ Nov 26 2024, 10:36 AM) current practice of SD, they will request buyers to pre-sign authorization letter for SD to build guard house on behalf... it mean once VPed, there will be 100% residents agreed to build guard house... so the guard house will be built simultaneously with houses .... not need to wait RA to form ...it vey good and thoughtful practice by SD....meanwhile... SP setia nothing to be done on behalf until RA form by residents... just felt that SPSetia staffs abit passive and dun care attitude... My experience wasn't quite smooth-sailing la, but it could be because when we VP-ed it's nearing start of MCO already, didn't start defects claim & reno of our house until 2022. At that point I wasn't too much in the loop but I do recall RA had to put in quite some effort to work with SD on the guardhouse building. The guardhouse construction started around late 2023, finished construction early 2024, then fully operational with RFID gate around mid of this year. Hopefully newer development won't take as long as ours to build up la. End result is great tho for our taman, also appreciate my taman's RA in handling the whole shebang.

QUOTE(Spawny @ Feb 28 2025, 05:09 PM) Evertime i feel i post here to get a reaction from Elmina buyers, i got a response from other residence from other township who got nothing much to say. Even if the MRT entension takes 10 years or 20 years to come, it was mentioned by SD also it will not be so soon for the MRT project to kick start, probably after most of the commercials are completed then only we will probably something going on. No one is stating just by coming to do site survey, the project will be completed in like 5 years time, that is just not possible. Don't come and tell the buyers here there is ZERO chance MRT station will be build here regardless if 20 years down the road. Elimina is a 30 year old project and this place will look alot more different in the future. I'm a resident of Denai nearby, and as much as I'd like MRT extension in Elmina, I really think seeing MRT engineers having lunch in Elmina Mall is a BIG stretch to speculate MRT extension to our area...

I live here, it's a decent neighbourhood, quiet taman with guardhouse, close distance to e-Boulevard shop lots like a couple minutes drive or an 8 minute walk away.

That area got a shitload of bavi offerings To add to this, Heng Dai's chicken/char siew rice + wantan noodles during daytime is not bad also. Shame that the evening steamed fish stall moved away now, I feel like it was main attraction for dinner at heng dai...

Not much non halal offerings yet It's a relatively small-sized shop in Lakeside Mall, but the few times I've been there got consistent customer flow la, hopefully it's enough to keep it afloat.
