The problem is in this soft market, it has never really weaken much. Is that true for hot areas like TTDI and Bangsar?

Should have a look at rental yield there too to help with your decision.

See short-term rental rates on airbnb, booking.com and agoda or consider demand for single rooms on ibilik to convert to terrace house to hostel.

Rental yield is bad. Most rented out at about RM2600-3000 only. but capital appreciation is good.

If you have buy a single storey house. You can convert it to double storey. Quiet easy to apply. But you need a million smile.gif It is probably the best place in terms diversity, food, nature, security, connectivity and strong neighborhoodness. Many developers have tried to build projects here. The Resident association fight tooth and nail to drag it out and most of the time they win. Buy to live here very good but for investment it is probably won't go up that fast in terms rental or appreciation since it is already at its peak.

Application to convert only cost a couple of thousands... for DBKL..

A lot of the houses here has been turned into flat land. Including one bungalow just right opposite Yong Len Kopitiam.

it's a good neiughbourhood. upper middle class. good neighbours. not too crowded. near all the happening places, near PJ, near KL. lots of greenery.

Good reasons. Among TTDI, Bangsar, Sri Hartamas, Damansara Heights, Bandar Utama, if price within 10% variance up and down, which one would you go for ?

those locations you mentioned are totally different in price range.

but among those five u listed, if i can afford all of them, i won't choose TTDI. probably D heights or bangsar. bangsar also depend where. bukit bandaraya there yes... hartamas, bu all good.. depend exact sublocation. yes, i prefer hartamas to TTDI

actually don't need to see pipu so up or down. kaya raya i think lebih kurang sama aje ttdi or hartamas, just upper middle class. maybe those big banglo in dsara height u can consider kaya raya.. or taman duta..

Yah , TTDI mostly upper middle class. Some are probably just middle class as there are different types of houses here (including single storeys).

Hi Corleon74, I think 2S terrace in Bangsar (except B. Bandaraya), Sri Hartamas, D Heights and TTDI are almost the same price range. Of course there are some renovated ones and some are not which might have a huge gap. Don't you think so ?

Hi A.B.D, can explain why you prefer more multinational ? For rental purpose ?

As for Damansara Heights, a lot of bungalows are now selling cheap (around 3M++), which is lower than Bangsar or TTDI Bungalows, anyone knows why ?

i didn't say i prefer more multinational, i just said hartamas is more diverse and multinational

those are the traits of great cities around the world where property and rent values are high and remain higher than normal in good and bad times

I think TTDI is a good place because
a mixture of chinese coffee shops, mamak, malay food, western cafe and fast food.
banks
lots of options - single storey, double, semi D, bungalow, apartment and condo
MRT is nearby
near to a park

Check out iproperty and property guru. just search the bungalows in TTDi or damansra heighgts and compare..
