1. You made the assumption that they calculate based on asking price. They might be more conservative.

2. Differences between asking and transacted prices unlikely to exceed 10% on average.

3. Some exceeded by such a large margin that such puny differences do not make much difference.

Correct. Home owners are richer than renters. More wealth generated thru prop than anything else. Stocks are good for diversification too.

If flood is knee deep, angmotanland will have to be evacuated.
