New Upcoming Rumawip in Bangsar South. Plot land enclaves between Novum and Link Bridge. Walkable to LRT. Developer still under negotiation with DBKL.

no idea. but i think they have to solve the illegal parking first
many cars are hogging 1 lane and some even park right before traffic light and hence the flow bottleneck.

The place is so hectic. Behind KL Gateway so many residence now. it is already heavy traffic now there. Congested with double park in the area.. Developers should have remove the flat beside KL Gateway.

There is a developer already got the place, and replacing the residence from there to another new spot. Not sure who is the developer yet. They are in the midst settling with DBKL to ripping down the low cost flat.

Kl gateway already did once... not sure will UOA do it or not as it require alot of cost to do so... even after successful nego with DBKL... also not sure whether they will start work immediately or not... current gov doesnt seems like interested with this kind of redevelopment...

I recall UOA once had plans for an affordable housing project called UOA Kerinchi or sth, which was cancelled sometime back by DBKL. Suddenly been given the green light to proceed? hmm.gif

As for that plot of land in the picture wedged between Novum and Southlink, isn't it owned by Tan & Tan (according to wikimapia)?

That kerinchi area was originally a low income settlenent place. Dbkl took over the places in kul and moves them here

Just get the info.. It is on hold.. Developer waiting for new format of affordable housing launched by KPKT this coming Nov/Dec..

Meanwhile, the National Housing Policy 2.0, which is expected to be revealed in November or December, will benefit property developers who are focused on building houses below RM500,000.

“The new housing policy presents slight optimism for the sector as it is expected to tackle the high property prices and ease lending requirements – particularly for first-time home buyers,” said UOB Kay Hian.

The Ministry of Housing and Local Government has emphasised that it will address several issues including lowering house prices by reducing compliance cost and implementation of industrialised building systems.

In addition, the federal government is also working closely with state governments on land issues whereby the latter have been asked to submit a list of potential land plots that can be used for affordable housing projects.

“Potential measures that are proposed for the new housing policy include the extension of a maximum loan tenure to up to 40 years and to provide various types of loan structures like flexi loans, flexi interest rates and step-up schemes.

“These hybrid measures provide better flexibility for homeowners to own houses, and allow young homebuyers to own a house once they join the workforce,” said UOB Kay Hian.

At present, the maximum loan tenure is 35 years or until the borrower turns 70 years old, whichever is earlier.

Moving forward, the research house said that affordable housing will remain the key focus of developers. This is reflected by the rise in launches of residential properties priced below RM500,000, which grew from 52% of total launches in 2H17 to 65% in 1H18 as reported by the Real Estate and Housing Developers’ Association Malaysia.

“Separately, the association also outlined a few suggestions to encourage provisions of affordable housing which includes reduction of development charges, lower land conversion premium and exemption of capital contribution,” it said.

The Valuation and Property Services Department recently reported an increase of 18.1% in unsold and completed homes to a new record high of 29,277 units in 1H18, with majority of the overhang units being high-rise residences priced between RM500,000 and RM1 million.

“In view of this, we think that property developers that focus on the affordable housing segment may continue to report decent earnings while developers that focus on the premium market may face risk of slower take-up rates and their margins could be compromised,” said UOB Kay Hian.

It maintained “market weight” on the property sector and maintained “buy” calls on Malaysian Resources Corp Bhd and Gabungan AQRS Bhd. For exposure to the affordable housing theme, it prefers Mah Sing Group Bhd, on which it has a “hold” call and target price of RM1.23.

But i would think otherwise as in if u stay in BS, u shd be against the traffic flow. Morning ppl rush into bs, but u leaving bs. Evening everyone leaving bs and u r actually on the opposite side of the road going into bs.

Guess minimum size will be set at 900sqft.
Most rumahwip size at 800sqft only last time.

erm.. if u are working in BS staying in BS then no issue... if you are working at other direction... but coming back to BS... its not as positive as u think... depending from which side u coming back from... if u need go thru the low cost housing area... doesnt matter which direction u are... u also need to jam together... lol

I wont say novum is premium. So as KL Getaway....price about the same or higher.

BUT after seeing the quality of Getaway and the price they charged, really vomit pure blood till dry...….

Actually... This area has thousands and thousands of affordable housing.

But good location for rumahwip and those who qualified should grab it.

Hmm, the previous government revises their original no rental rules to encourage take up rates. But there's no guarantee current government won't revert back to the original no rental rules right?

It's kinda a shaky ground to buy Rumawip or other government-subsidised housing units for investment purpose, isn't it? Going by the statement from Zuraida a few months ago that they plan to "optimise" or reduce the budget allocation for affordable housing by instituting a grand "affordable housing" policy soon (though no exact details have been revealed yet). One of the things she mentioned was that her ministry is deliberating to have the current affordable houses to be sold to the buyers of certain income range.

Already confirmed with developer staff, this residensi wilayah (RW)/ rumawip will not take place due to some issue like plot ratio etc. The other RW mentioned in this section is not proper Bangsar South RW. It should in another thread.

So, I will close this topic..
