Seriously dont be cheated. I'm not talking about the show unit trick but generally the entire project itself.

- Market as KL South address. Are you kidding me?
- Super high density at this ulu location.
- Savanna completed currently. You can just go check the rental market.
- Price? If below 300k for a proper 3 bedroom unit still okay for own stay.
- Probably need another 10 years for this area to be alive.

Anyway, if you are okay with the location, can try buying from the lelong market.

Or Cerrado

Both places also many of lelong units. Savanna will be bigger size. Can get below 300K.
Cerrado got 2 bedroom size and 3 bedroom size smaller than Savanna. Same can get below 300K.

i dont know, here still got ppl renting like rm1100

but in kepong or kuchai both are mature area, but now so much competitive , units could empty for months

real case scenario. maybe my relative is lucky. their unit tenant just renew the tenancy.

Different target market. Here target students or working populations in the Southern Klang Valley. I have a friend from Seremban, working in Seri Kembangan that rents here because it is quite new, located in between his parent's house and his office and of course, rent is very cheap. RM1,100 for a 3-bedroom condo that comes with 2 carparks, where else to find biggrin.gif

your yield is easily beaten those high rise in OKR, Kepong, Kuchai, and most part of Klang valley

I heard from my friend in Mah Sing that now have special promotion for Sensory, net price from RM320k only, not that far from the lelong price for Savannah.

Maybe Mah Sing also desperate to clear off the remaining units since construction quite advanced already for the first tower.

There's a rumawip coming. 300k for 3 bedroom 2 bath 1 cp. If you're not princess cannot sweat one, the distance is actually quite okay to walk to lrt mrt sunway velocity.

800sf+ btw and now have freehold 900sf in bukit jalil for that price.

Buy lelong can get RM250k, subsale around RM280k-RM300k. For those working nearby, actually not too bad la. Not everyone works in KL area ma.

Project completed.
Very fast already got first lelong unit check in.
Can wait for price drop and more lelong units from here.
