Question
1) Possible to get consent on direct transfer from developer?
2) If 1) not allowed I can only do a double transfer.
3) Will I have an issue with Getting loan? Reading alot of places no strata tittle > 10years = reject.

Ultimately..

How long should I expect til I get hold of the key. Let say S&P by mid October.
Developer to Vendor 6 months?
Vendor to Buyer 6 months?

Am i looking at approx 1 year?

4. owner's fren say "developer will let u do direct transfer la dun worry" and then blindly listen.

PROS - maybe developer allow direct transfer, u save some money from stamp duty (but will have to pay developer 'admin fee')

there is no 'market rate' for admin fee. it can range between few thousand 'flat rate' or 1% of your selling price to the new buyer

CONS - developer bankrupt /wind up - good luck to you. be prepared to wait 1 year (at best) or few years.. or 10 years.. or until there is iPhone 20



1. it is entirely depending on developer. not all developers allow. there is no "market practice" on this. it's a 'case to case' and differs from each developer.

2. yes. not allowed then need to do double transfer. the seller will pay for the cost to transfer in his name. u pay for cost to transfer to ur name (buyer)



depends whether got restriction in interest / sekatan kepentingan.

if got, then around 6+6.

if not then maybe 2month to transfer to owner + 3 month SPA transaction
