The earlier phase open for booking in 2018 is located in Empire City 1.

Flora damansara address is damansara perdana too. flora is just next to this harbor valley, high chances PH will to spreading over if the rental is affordable to them...

Exims will not price cheap...The price here has been stagnant like other places. With the supplies and also armanee terrace cannot sell the remaining units even at 400psf has dragged the performance in dp. Oh ya the new highway there also does not help

The sold out one was right above the retail shops, overlooking the "main street" of the mall. Modern "shophouse" kinda concept.

Aset kayamas must tbe downszing due to new ph gov...

Exsim has no experiemce in managing mall??? Which company is born to managing mall??? Miller squarez buyers should be worried now?

Nobody will visit the mall seriously.....not that ldp link is short of malls......

Pls distingish btw ec 1 and ec2.

Aset kayamas earlier entered into agreement to buy 20acres out of 70 acres (figure not verified) of EC2....but now no deal....

Report said exsin came in to buy ec2....but not sure abt whether bought over aset kayamas interssted land to launch affordable homes or exsim bought the entire piece of land of ec2 and 1st phase is affordable housing.

Ec2 is still bare land...no building construct yet

Ec1 still have pocket of land yet to be developed....but those developed also not many are 100% completed.....

Exsim bought one of the undeveloped piece of land from empire and launched mosaic (believe they just launched what has been approved under empire)....same o same o empire product.....office title but resi usage.

No. Its not conmercial land title but resi usage.

They are office individual title but most will buy for resi usage

Since the land been there for few years dy, if the buyer invest in Mossaz, the lease is still 99 years or less than that already ? Hmm …

Yes, I do have some concern at EC1 …

1) Before going to Exsim showroom for Mossaz, I don't even know there is a shopping mall there (Empire City). Their main competitor is definitely 1U and The Curve. I am not sure MEH is be able to manage the shopping mall (Empire City) as well as the competitor. Exsim has mentioned that they don't have experience in managing shopping mall. MEH has to find a good candidate to do the management.

2) When other discuss in this forum, then mentioned 'PH' ppl stay ard this area. What is this 'PH' they talking about ? What 'PH' means ?

3) Are you guys familiar with the place, Empire Damansara. I went there last weekend to look at the area. Maybe is during Raya holiday and weekend, not that many ppl there. The place there also kinda rundown and can see a lot of food/restaurant operator moving out of the place (sleep.gif)"" Kinda don't have good vibe about the place. But during weekdays, is the area there buzzing with working people ? Or the offices there also moving out ? :-/

I actually just teasing the naming of Central Park Damansara as it central park element.

anywhere I haven't seen the masterplan and from previously unveiled plan, I don't recalled there is a central park.

It depends on which size you would like to buy.

And also how long later you want to start a family and increase in head count.

If want for own stay i would suggest at least 900 sqf unit and this is with 3 rooms. So it will be a good start.

Hi this is not just good for first time buyer but also for upgrade from studio or 2 bedroom to the 3 or 4 bedroom units here. The price is very competitive, location is good and access roads are top concern of the developer which will be properly planned.

I think most area in KV are quite congested. Many factors to consider, like where you're frequently travelling to etc.
But generally that area is congested, especially LDP during peak hour.

If not mistaken there is a jalan belakang which skips the LDP. There's also a bus to that station, wonder if there are any decent parking space over there.

You don’t have to take LDP to reach the MRT station. Just drive along PJU8/8 pass PJ Trade Centre and head to Mutiara Damansara via Damansara Perdana.

Or park your car at the Empire City and there will be shuttle bus connecting to the MRT station.

It's commercial under HDA. Electricity can be convert to residential but the water will remain commercial. Quit rent and assessment rate will also be commercial.

And judging from the scale model, D'Vervain living room's windows will be shorter too, to hide the AC ledge.

The living area of D Vervain looks smaller compare to D Quince, but is compensated with slightly bigger master room, as illustrated by the floor plans.

However the major drawback now is not about the space or the window, but a long list of waiting for 550sf units sweat.gif

Yes

But, if u applied loan, and signed Letter Offer.
And you cancel purchase now, u may need pay penalty fees to bank, charges as in 2% of loan amount.

Hi, thanks for the clarification. Checked with Ambank and they said no penalty but just worry about the lawyer fee. But since no apdl yet so there is no charge at all right?

i'm not sure, it may have some minimum lawyer admin fee charges.


however, this project is the lowest PSF in all new Damansara project selling recently.

If you are doubtful to buy a house WHY would you sign the loan offer?????? You can always apply again to another bank if you still want the house next time.

I just booked 550sqft for me (Level 16,corner) & my brother (Level 10,semi-corner). I guess we both lucky as previous booker default on loan. Still have 550sqft if u find/Google it.

We've been living in DP for 10years, renting, and i guess this is the time we own our own unit.

DP is at Great location, near all amenities, great access,not so congested yet! & nearby Bukit Kiara ttdi which I spent most of my time in evening.

In my working line since 2011, almost every day I will visit service center/showroom almost around Klang Valley, Selangor & sometimes all around the country and enough to understand there's no better place for me, with my lifestyle, to live other than Damansara area. If you're Damansara resident, you know what I mean.

Most lively,most convenient, most vibrant,most options on amenities, great access, beautiful people & overall it's such a Great place to live.

So yes, for me, buying 270k for 550sqft is definitely worth it!

Can't wait Empire City 2 / Central Park Damansara to be completed. Once done, I am very sure this is the Best place to live in Klang Valley! I can't see there's is other places to live in such a wonderful neighborhood, after living 10 years here, it's truly my home. For buyers, u will never regret choosing this area, let's wait for another 5 years and see how wonderful & beautiful it can be 😁

Is the low cost flora damansara beside is the biggest drawback? I heard and read in newspaper, there are a lot of black people and they caused a lot nuisance there. Worried.
Sifu here your opinion? I booked 900sq but still thinking as I havent apply for loan yet. In the future, will ppl wana rent in a area whereby black peopl just beside this area. This reminds me damansara damai and sri damansara. My sis sold out her house in damansara damai bcz many black people and worried of her kids. During selling, was difficult bcz of these concern

Does anyone know when estimated the lunch/construction year for the 12 office tower/ Marriott hotel?

Vervain target complete on 2024. If all 12 tower develop after that, residence will facing dust everyday.

Some more one of their selling point is near to the "soon to complete" empire city mall. Even after the pandemic, the mall has to compete with 1U and other nearby malls. Still can jalan this plan?

Should be the other way round.

Shoplot has frontage for traffic and revenue catchment.

Big company won't choose Vervain office suites.

Only some entrepreneurship or venture capitalist will, but most of them start to embrace work from home or lease for co-working environ.

Not really thou, for those who work from home ...many had return to office for work....imposible your boss hire u and u forever just stay home and work...for shoplot, alot ppl closing down their business and renting out the shop.

As said earlier i think you gotta separate out those big companies. This project or office suites here is definitely not for big companies.

On other aspect, many had return to work but many are looking into ways to reduce costs by setting up remote working collaboration. Which means office demands will drop anyway.

IMO, office tower plan in Empire Dsara 2/Central Park have might have big potential due
1) If they launch this year/next year completion after 3 years around 2023-2024, there's might be no more pendamic.

2) Rental rate is lower than Bangsar/KL with new facility good connectivity. Big companies currently rental in KL might shift here due lower rental rate, new office building, good connectivity (DASH), as we seen Mutiara Dsara & Dsara Perdana already hold big companies shifting here past 5 years, Nestle, BATA,TSR, Bousted, etc.

New China companies might interested to base here as opportunity to rent office in same neighborhood which available in same period of time (maybe)

Unfortunately you straight away ask who want to buy Dian in a DVervain owner WhatsApp group. Anyone in their right mind would assume that you are an agent want to cari makan there.

Plus, Dian and DVervain is very far from each other in terms of location, target market etc so not sure how relevant is it to bring up Dian in the group.

If you join and discuss about DVervain stuff that you purchased, surely the group is more than welcoming.

My intention asking Any buyers in D'Vervain buy Dian Residency too is because:
1) To pm him/her setup Dian Residency group, will be great if him/her got same portfolio as me, can share more insight
2) If not have, to alert buyers D'Vervain on golden opportunity owning Dian Residency as well. Dian Residency is golden buy same as D'Vervain.
3)To discuss is there any opportunities to request to Developer throwing small gift to D'Vervain Residence as buying this period of time (like at least 1 AC Free) as appreciation, even it's not promise/include in advertisement. Yes the chances is they will not bother to give it as it's not even in package, but maybe we can ask others things like free book in library. Because buying property at this time only be done by good profiling customer. I think Developer should give small appreciation on that basis. No harm trying even it's not even include in package.

But after got such response from the group, I re think WhatsApp Group is not the best method of communication between buyers as, exposed of personal contact no, too personal, hard to read & trace information.

FB group is definitely the best way for me IMO. I just setup other options to others D'Vervain buyers to have own private FB group. Agent also is welcome as basis on giving advice & helping some future buyers to rent their unit but with good service, not monopolize, respect owners privacy.

Owners who want to promote their business in FB group also is welcome, as it may give benefit to other owners, as long as it's not spam/ & genuine product or service.

FB is free, so there's should not be too much restrictions on what we want to ask/share/post/even selling as long it's benefit for all parties.

Again, Buyers of D'Vervain & even Agent with best service and advice are most welcome. My intention is ment for the best of all members. It's a free world after all.

As a first time buyer, I want to let others first time buyers to score.
Not according to me. But on price analyst. I am not Exism/CPI agent, I am simply their supporters as giving the best price per sqft at prime area. Not all developer are that wise & generous, with good service records.

I mean you bought these projects because you analyzed and think it is the best for your budget, but you have to be open and realize that there are also better projects out there for other people.

Before recommending projects to other people, we have to consider their needs and budget. Not everyone wants to stay in Shah Alam after all.

Constantly promoting this two projects only made you feel like you have a vested interest in these projects.

Pros: Cheap entry price, nice location (in a wider view. Nearby KL, many job opportunity etc)

Con: high number of units, not so nice location (in a micro view. Nearby Flora)

Can go either way: New township development. Either it will be successful and your rental/subsale go up, or it will be abandoned.
Empire City development if can finish properly will also greatly impact this project.

My opinion is it still worthy of consideration, but it all depends on how much you trust Exsim to deliver a successful township. Also, if you like the area for your own stay, it is a good choice.

Did anyone notice? They seem to be building the link between Empire City to Central Park Damansara, across, over and above the LDP.

Doesn't look like DASH related. Looked more like pedestrian access kind of construction. The "Sky Deck"

Hi sifu sekalian. Property newbie here got question. Just got back from sales gallery and considering to get a unit here but a few concerns I couldnt get off my mind.

1. if I get 900sqft it will face central park. Will this be a high rise devleopment in the middle? then My house will face construction site for few years dy and end up just staring at another building. Coz at sales gallery they keep saying it's a low rise commercial

2. My SA locking me the highest lvl, 44. What are you concerns over this? I love the view up high but i know lift is gonna be pain in the ass

3. I actually initially die die want to look for units that faces greenery, mountain etc. So highway view is absolute no-no. But limited 1000,1100 sqft unit facing the back. Then got the 900 sqft ones that faces central park, which is back to question 1. My question is, am I being too picky? Would u guys be ok facing civilization and noise and potential endless construction?

Are you Bumi / Malay? My advise, take a look at The Trees 2 across the road. The project is lower in density and have their own jungle park.

If buy 900sqft D'Vervain facing central park low/middle floor it's blocked view..Phase 9,10,11,12,13,14 will be construct incoming years. You might facing construction/noise/dust a bit.
I have bought 550sqft middle floor facing flora damansara with comfortable gap & got bukit view a bit.haha
For me personally if at 44 highest level, the view is superb even facing central park, you will still get to see unblock view of empire damansara & damansara perdana,Mutiara Damansara. And that view is much better compare middle/low view. And I do feel it will be an amazing view of architecture + skyline. Yes.
Got 4+1 lift serve around 17unit per floor 9-44. I think the lif waiting time is acceptable.

Hey even buying projects at CPD area especially in KL also blocked view meh.

If got more budget option for DErica facing Bukit Lanjan.But I guess it's sold out by the time.maybe got left over.

Latest news got new phase14 contains 70% resident 30% commercial got 550sqft units at 270k. This is last affordable LPHS unit. Do check it with IQI agent.

3. I think if u want greenary can inform ur agent and let him know. Usually there will be some release units. It was same case for me.
I saw vervain last year but wasnt keen yet. I only finally made decision to book a unut at Derica last 2 weeks. But at that time they dnt hv t unit wt balcony facing green, only those facing t other tower n facilities which im not keen at all. But agent told me if i really want, he will look out for any loan reject unit that opens up n let me know. Waited 3 days and got 1 unit open up which fit my requirement.
So, u never know. Can always try.

2. As for floor level. I would recommend not to take the highest right below roof.. but instead go for 3-5 units below roof level. Sometimes roof level of not treated properly, your unit will be hot or prone to leak due to the expose slab above. Pros of high floor is better sun light n far frm noise below. But also keep in mind this project is launched last year.. now mostly has signed SNP already. Construction works when I droved around the site last week is alredy starting carpark level.

From my experience, they only tell nice and positive things about the projects. Unfortunately that's how sales works nowadays. Being too honest does not generate more sales lol. Same with anything else, nobody is going to sell you something based on the negative aspects of it, so it is really up to ourselves to do our own due diligence. Properties are arguably the largest purchases anyone will make in their lives, don't buy property like buy kangkung in pasar. Spend as much as time as you can to do research, go to site, ask all the questions, explore the neighborhood and ask people who stay nearby. It is only when you have close to 0 doubt should you consider placing booking. Never worry that you'll miss out, there is always another better property out there for everyone.

I also looked at more than 20 units d. But if for own stay, always go to the site, explore t area as well, or mayb rent a air bnb nearby for a few days to see if u like the area, buying a house its not cheap, so dont expect it to be done deal so fast.
In t end, just do your research well, dont commit if youre not comfortable. Panic buying is unecessary. šŸ˜€

As someone who has lived in Damansara Perdana for the last 10 years, I can tell you this will potentially be the biggest nightmare.

Pre-covid, the Jalan PJU 8/8 access road is jammed with people from flora damansara, empire damansara studios and metropolitan square trying to get out to the four-cross traffic light during morning rush hour. Maybe this was because of the construction with the DASH highway but I doubt it can be any better when it’s done.

On a side note, I think anyone thinking to buy here or any of the D series for investment should think long and hard. There is already an oversupply of condos in the Damansara Perdana area. Rent yields have been down a lot for the past few years. Even prices have dropped a fair bit. The entire profile of the area is really catered towards young working adults or families. There are no unis/colleges nearby and the nearest train station at Curve is at least a 20 mins walk.

I am also very skeptical with how empire city mall can be revived when it was dead on arrival in the first place. Curve and IPC is just hanging on with the F&B biz only doing ok. E-curve had to close. 1U just killed every other mall in the area since they had the 2nd wing.

yesterday briefed by my agent: 490psf, 550sqft all same type, SPA price only 270K

when VP they could throw rent RM1,000 ...

good luck to other studios or soho there.

Even own stay also will suffer the high traffic jam caused by residential units, not to mention the upcoming commercial hub.

On the bright side, everyone agreed that this place will be populated once it is completed and this is exactly Exsim's intention at the first place.

Sounds like a good place for commercial, when will the shoplot open up for sales? Commercial with 10k neighbourhood around you, sound interesting.

Neo are still at 1.1k to 1.4k depends on furnishing. Bare unfurnished unit at rm900 to 1k.

For those buying for own stay, it's probably ok as a first or transitional home... until it's not.

FYI, there is another big project with condos (500 units), townhouse and bungalows by mk land on the kepong side of bukit lanjan, close by to damansara foresta planned as well.

500 is definitely small and low dense somemore it is by 2 towers so it will be sky units with sizable build up to get max exposure on the views.

Whilst other terraced aims for duplex and 3 storeys that make up another less than 100 units. Can't say it is master plan development unless there's planned amenities.

Altogether it is still small and low dense and likely to be priced over million & millions. Thx for sharing anyway.

If I remember correctly, this access for this project will be from DP side which is similar to the Raflessia project (see the address of the land too).

Not really from BSD side for this one. It's the extension of the Rafflesia project apparently. This one will be expensive due to the low density.

MK land finishing is rubbish.
I'm buying cheap D'Vervain 270k for own stay.
Got future park beside apartment. With shopping complex in front, can walk to Masjid, can walk to KPJ Damansara 2. Can walk to floating garden.
With all negative comments, I will just laugh.

Hi guys, went to the showroom last week and book an unit at high floors but facing masjid and kpj2. Plan to get his unit for own stay. Can all the sifu give the pros and cons for me?

so far my big concern is the super high density
