I just booked 550sqft for me (Level 16,corner) & my brother (Level 10,semi-corner). I guess we both lucky as previous booker default on loan. Still have 550sqft if u find/Google it.

We've been living in DP for 10years, renting, and i guess this is the time we own our own unit.

DP is at Great location, near all amenities, great access,not so congested yet! & nearby Bukit Kiara ttdi which I spent most of my time in evening.

In my working line since 2011, almost every day I will visit service center/showroom almost around Klang Valley, Selangor & sometimes all around the country and enough to understand there's no better place for me, with my lifestyle, to live other than Damansara area. If you're Damansara resident, you know what I mean.

Most lively,most convenient, most vibrant,most options on amenities, great access, beautiful people & overall it's such a Great place to live.

So yes, for me, buying 270k for 550sqft is definitely worth it!

Can't wait Empire City 2 / Central Park Damansara to be completed. Once done, I am very sure this is the Best place to live in Klang Valley! I can't see there's is other places to live in such a wonderful neighborhood, after living 10 years here, it's truly my home. For buyers, u will never regret choosing this area, let's wait for another 5 years and see how wonderful & beautiful it can be 😁

Does anyone know when estimated the lunch/construction year for the 12 office tower/ Marriott hotel?

Vervain target complete on 2024. If all 12 tower develop after that, residence will facing dust everyday.

IMO, office tower plan in Empire Dsara 2/Central Park have might have big potential due
1) If they launch this year/next year completion after 3 years around 2023-2024, there's might be no more pendamic.

2) Rental rate is lower than Bangsar/KL with new facility good connectivity. Big companies currently rental in KL might shift here due lower rental rate, new office building, good connectivity (DASH), as we seen Mutiara Dsara & Dsara Perdana already hold big companies shifting here past 5 years, Nestle, BATA,TSR, Bousted, etc.

New China companies might interested to base here as opportunity to rent office in same neighborhood which available in same period of time (maybe)

My intention asking Any buyers in D'Vervain buy Dian Residency too is because:
1) To pm him/her setup Dian Residency group, will be great if him/her got same portfolio as me, can share more insight
2) If not have, to alert buyers D'Vervain on golden opportunity owning Dian Residency as well. Dian Residency is golden buy same as D'Vervain.
3)To discuss is there any opportunities to request to Developer throwing small gift to D'Vervain Residence as buying this period of time (like at least 1 AC Free) as appreciation, even it's not promise/include in advertisement. Yes the chances is they will not bother to give it as it's not even in package, but maybe we can ask others things like free book in library. Because buying property at this time only be done by good profiling customer. I think Developer should give small appreciation on that basis. No harm trying even it's not even include in package.

But after got such response from the group, I re think WhatsApp Group is not the best method of communication between buyers as, exposed of personal contact no, too personal, hard to read & trace information.

FB group is definitely the best way for me IMO. I just setup other options to others D'Vervain buyers to have own private FB group. Agent also is welcome as basis on giving advice & helping some future buyers to rent their unit but with good service, not monopolize, respect owners privacy.

Owners who want to promote their business in FB group also is welcome, as it may give benefit to other owners, as long as it's not spam/ & genuine product or service.

FB is free, so there's should not be too much restrictions on what we want to ask/share/post/even selling as long it's benefit for all parties.

Again, Buyers of D'Vervain & even Agent with best service and advice are most welcome. My intention is ment for the best of all members. It's a free world after all.

As a first time buyer, I want to let others first time buyers to score.
Not according to me. But on price analyst. I am not Exism/CPI agent, I am simply their supporters as giving the best price per sqft at prime area. Not all developer are that wise & generous, with good service records.

Before recommending projects to other people, we have to consider their needs and budget. Not everyone wants to stay in Shah Alam after all.

Constantly promoting this two projects only made you feel like you have a vested interest in these projects.

And I also bought a new undercon recently. Its the best I can get for my budget,  but I don’t feel the need to recommend to everyone. Why? Because choices are subjective.

If buy 900sqft D'Vervain facing central park low/middle floor it's blocked view..Phase 9,10,11,12,13,14 will be construct incoming years. You might facing construction/noise/dust a bit.
I have bought 550sqft middle floor facing flora damansara with comfortable gap & got bukit view a bit.haha
For me personally if at 44 highest level, the view is superb even facing central park, you will still get to see unblock view of empire damansara & damansara perdana,Mutiara Damansara. And that view is much better compare middle/low view. And I do feel it will be an amazing view of architecture + skyline. Yes.
Got 4+1 lift serve around 17unit per floor 9-44. I think the lif waiting time is acceptable.

Hey even buying projects at CPD area especially in KL also blocked view meh.

If got more budget option for DErica facing Bukit Lanjan.But I guess it's sold out by the time.maybe got left over.

Latest news got new phase14 contains 70% resident 30% commercial got 550sqft units at 270k. This is last affordable LPHS unit. Do check it with IQI agent.
