Hi all sifu, considering to buy a landed property for own-stay in BK area however the area was too big and I have no idea about the pros and cons, appreciate if you can recommend which BK area is better

get one nearer to bukit jalil side.. easier access to LDP puchong..

I see there is BK1-BK9, how would you rate the area ?

i'm looking that area too.
mostly subsales. havent got time to see house yet

no need rate.. easy access to highways are the most important..you do not want to waste 2 hours to get to work everyday...

the new bukit jalil 2 development would be much better actually...with pavillion 2 coming up, properties will appreciate...

BK 8 nicer la haha, quiet and peaceful environment, more greenaries, newer house age and facade, spacious built up, just the price much more premium than other BKs

But bk4 and 5 no G&G right?

I think the whole BK is individual title, no strata title.

For guarded, BK5 area you can look for PERMAI (BK5D)/ DESIRAN/ HARMONY

Within BK5 have many amenities...Giant, 99, 7-11, Maybank, Pucblic Bank (open soon), kopitiam (more and more), few school, big mosque for muslim, shell petronas station, alot tuition center

If staying BK8, BK9, still can travel to BK5 la..

Or Kinrara Residence reside in DU4.

You know how much is the maintenance fees?

There are 2 specs in Kinrara Residence.
With and without clubhouse membership.
RM150 for without and RM300 with facilities if im not mistaken.
Security wise, I think Kinrara Residence comes top among all BKs.

I guess the drawback is it's Leasehold...

So u have u decide on what you want.
Either FH/LH or security is more important to you.
Go and get the feel inside the housing area itself and only make your decision.

Sorry for my silly question.. is there any new unit in bk8 and bk9? Im actually prefer new unit however when i search thru propwall it shows new unit bk8 but deacription telling bk7. And I cant find where is bk7 in the map.

bk9 no more new landed atm, bk8 new landed were anggun & qaseh 1 semi-ds, bk7 rimbun 2 doube storeys only bumi lots left

There are a sjkc in BK2 just next to BK5..don't think government allow to build another sjkc in the same area

Actually BK9 is not as new as you think. BK9 Warna is quite old already (12+ years) and there's a low cost apartment right there, but without a doubt, the accessibility is good and the price is not too terrible. Spektra is quite a good location, but Sinar and Senja house designs are quite funny (there is a garden that connects to your living room)

BK8 is quite prestigious and it is kinda new but you have to be prepared to spend 1.2m above for basic units.

BK6 and BK5 have developed into a community with police headquarters right at both intersection - Prices here are not too bad but still quite high.

BK7 has really small frame for their houses and for that price (20 x 70 for 950+) while the only decent sized house - BK 7 Rimbun 2 goes for 1.15m+ for basic unit and they are only reserved for govt workers

There are new launching by SP Setia in BK8. Now 2021, are you still looking for new house?

The nearest commercial areas and shops are located in BK5 and in Bukit Jalil direction (correct me if I am wrong). Else have to travel to Puchong.
