 Request tnb to cut electric

Hi, my tenant did not pay the tnb and the bills have been accumulated alot. I reminded him to remit the payment multiple times but to no avail. He is also been dragging my rental and refuse to move out.

Since the tnb bill is so high and i don’t want it to get higher than the utility deposit, can i request tnb to terminate his electricity so he would be forced to make payment?

Has anyone face difficult tenant like this before?
Any advise?

You can.
Just call TNB why didnt cut the electricity ? then they will send the red notice again.
After 14 days then you chase TNB again, why no cut? they eventually will cut and tenant need to make full payment + re connection fees.

At the same time also got ppl claims that tenant can sue you etc, but as long you send the whatapps messages with the bills to remind them i think should be ok, but dont tell that you plan to cut the bill la.

Maybe also cut water supply? I imagine the procedure same as electricity. Just call your state water supplier to cut the supply along with the electricity

He seems like a really bad tempered guy he wanted to move out but refused unless if i return all the deposits.
He signed 2 years contract and have only stayed for about half year now.
The deposit is 2 months rental + half month utilities.
I told him by right if he breach the contract all the deposits would be burnt but i agreed to return him 1 month deposit and the remaining utilities out of pity.
He said its not fair for him, he wants all the 2 months + utilities.
He said since i do not agree then he would continue renting, and continue to drag but i would not let him drag until the following month.

He obviously is unable to afford but insist and playing mind game with me.
Its tiring having to deal with tenant like that.

Are these conditions you've stated all found in the tenancy agreement? If yes, he has no basis to back his argument. Blindly signing and claiming ignorance is no excuse. Take him to court.

Do i have to make a police report?
Do i need to hire a lawyer or anything?

Unless you are well versed in law, then take up legal counsel. Have the documents and evidence to prove the wrongdoing (agreement, sending and acknowledging of reminders, etc.). Leave the rest to the expert. You can ask them first if you have a case. Then you can sort out the legal fees.

i'm not sure how is the procedure.
but first thing first, consult with lawyer.
may need to hire one if bring the case to court.

Hi,

This would take a long time and procedure as malaysia tenant laws is pretty bad still.

I would strongly advise you to remove electricity first and water.

As the 2 month deposit is use as this.

Yes he is very shameless. He can host his friends in the house and be proud of it and little did the friends know he doesn't pay rental.
I will request tnb to cut the electric asap.
