Guys,i'm in need of anyone with experience buying property in cyberjaya

Right now i got booking for a 3rd floor , 3B2R ,1000sq of a Pr1ma apartment for rm308k - the price is a bit lower since there was an 8% discount plus its a pr1ma project so price is a bit lower

I was wondering if this is a good buy considering the size (1k sq 3b2r ,location (cyberjaya) and price rm300k)

I have booked since 2 months back,now bank and laywer calling to to settle the documents.Before i put sign on paper,would like some opinion from sifu?

Extra details
-2 parking lot
-no swimming poll
-mainatinence around rm150
-Completed by 2020 or 2021 cannot remember
-Residential lot and free hold
-Quite low density i think , 469 unit spread over 2 blocks.

Reason for buying i'll be honest,mainly invesment,but if i relocate to KL then i may live there - but mainly opinion needed from an investment point of view

I have no experience buying property in cyberjaya. But i think u should look at the auction units. There r some luxury condos selling below the price of prima as there have been no buyers for the last 5 to 6 rounds.

i don't think i as a newbie in the property market have the experience to buy auction units

However,begs the question.why are they unsold after 5 -6 rounds?? hmm.gif

The market is slow and ppl arent looking so much at auction units.

U need to prepare a decent chunk of the downpayment and make sure u r able to get the loan before u proceed. Probably need to coordinate.

Just go to the development and check the units urself. Just because its on auction doesnt mean its bad. Especially if u buy to stay.

no swimming pool... who want to rent there wor.

if you targer student/worker/family, they want to have swimming pool and gym room one.

that part of cyberjaya is at a very very deep and inner place, it not near the city centre of cyberjaya..

been work there around 10 years, please drop by and feel it yourself.

if own stay you can buy cyberjaya, for invest cyberjaya is a black hole.

Invest in cyberjaya lol.

If you know the amount of auction units in that place you might change your mind. Moreover it's Prima doh.gif

I see that a lot of people not recommned to invest in cyberjaya?may i know why.as previously i was working in hospital putrajaya,and i noticed rental in cyberjaya i quite expensive.

All confirm more than rm1k rental. However i understand from the comments its not a good idea investing there.may i know why??

Regarding swimming pool.i agree.however,i've seen apartment which cost rm400k with smaller size and only 1 parking lot.if i was renting,i think parking lot > swimming pool??

alot lelong la dear, you can google "The Arc" cyberjaya, 600m walking distance to MMU.

Pent house 1915 sft selling at lelong for RM375k only, purchase price RM900k+-.

The Arc 913sft subsales selling RM250~ RM270k, cheaper than your lamanview pr1ma.

if i am student without car, i choose The Arc lor.

The amount of auction units pretty much says it all? It vividly shows that it's not a place for solely investment, but if your were to buy to stay then yes, by all means it's good as Cyberjaya and Putrajaya are the places to live in peaceful surrounding. But seems like you might be going for both ways, so it's your call of course lol. But be ready when your unit can't be sold off and to get it off by below market price or heck even purchase price.

it got a lot been auction is mainly the arc grr 25years problem? all owner didnt received rental. you can check the google regarding this grr scam over here which all owner getting burn hand

Lol no one asked anyone to fall for those GRR bullshit. If it's so good then why still need guarantee to inform people then one will surely get return in any time frame. But then at least those owners got compensation lah

remember there got loophole, company bankrupt doesnt mean individual bankrupt. i still can buy big bungalow or penthouse live comfortable life with 3b in malaysia. no need run out country also

I see.I think you guys are right,i went into the lowyat cyberjaya thread - alot of lelong unit.

I was so suprised to see the price

Anyway,lucky i still havent sign the lawyer and maybank.

Wonder if i can get back the rm1k booking fee?? hmm.gif

can i know why you pull handbrake when so many lelong at there? i thought is opportunity? those lelong unit mostly is grr reason, no holding power at all and hope grr pay bank installment 25years and they get free property. so at the end cant pay, then go in lelong only
