Looking around cyberjaya as well for a freehold landed house. budget below 1mil so looks like this maple project is within my budget. all others looks like above 1m already. initially was looking at eco glades but their prices are high nowadays.

may i know any buyers here? or any experts for cyberjaya area? went to their shownroom, but it seems a bit deep into cuberjaya area. also a plot of land next to it, looks like for commercial or light industrial. anyone can share some info about this project?

We’ve been dreaming this maple since 2 years ago. But eventually my husband bought the mulia residences by emkay. The project just nearby the maple. Show house are ready. Officially launch this feb i think

Visited the site few weeks back, I would say abt 80% completed. So far so good but the road to the site still in shambles. Behind the project there is an empty plot of land not sure what's the plan for if

Not completed yet for Phase 1. Handover expected around early 2020.

Nowadays there are more options to choose in Cyber so choose wisely.

Yes, we’ve visited Setia Safiro, Maple & Mulia residence already. Don’t know whether there’s other projects on going nearby.

In terms of ID, mulia residence is the best. I dont think u need to do major renovation inside there, the tiles everything already so beautiful. But the rooms quite small since I have 4 kids. Need to consider that as well. The store room is OK.

Maple is spacious enough for our family. The type is usual stuff la macam terraced home.

Safiro for me, quite small if 20 x 70. No guest room at ground floor, in fact no family hall upstairs too. Big VOID space for that chandelier hanging kot?

I have not visited Setia Safiro yet but Mulia is definitely attractive in terms of its design. Happy house hunting.

i dont favor mulia layout design at the ground floor which put the toilet outside the bedroom...inconvenience for my kids, especially girls.

Yup, that’s one of the main reason we don’t dont favor Mulia Residence too. The rooms at ground floor are small & the bathroom is outside and small too.

Received call from developer that we need to re-submit water supply utility application form because recent management change from SYABAS to Air Selangor. Other Phase 1 buyers should expect to receive the call/email in the next couple of days. Last date of submission is on 24th October.

The guest room in Maple is quite big but the so call maid room is too small.. I don't know where my maid should stay if I hire a maid later.. I wish we can renovate the maid room

Which unit did you bought bro ? I think it is more suited as secondary store room rather than maid room - at least from what personally saw from Begonia completed units.

Any buyer have their contacts leaked to agents? I complained to developer and they are investigating. Please complain to the developer if you faced the same issue, don't keep quiet, so they know importance of Personal data protection.

The zinnia type, well they advertised the layout as having a maid room but looking at the completed unit I doubt the back room is liveable..

Dev says VP shd be by Feb. not sure if there’s any corner or end lot units left, Phase 1 probably have about 15-20 units left and mostly Alpinia I think.

Hi neighbours, seems the VP invitation letter has been sent out before the MCO took place. Having mixed feelings because we are paying for the loan interest and could not even step in to see the house.

Anyway take care and hope things turns back to a safer environment for everyone.

I started with defect fixing first before starting any renovation.

Kitchen is indeed small for my unit ( B Type ). The architect probably assume people don't cook or spend time in kitchen these days.

Just pay deposit to register interest of Phase 2. The stated starting price was kind of unreal as the loan amount is still at min 948K. And cash rebate during development and VP, up to 80k.

Wondering the price (870K+ up) worth for this project at Cyber jaya for own stay? Honestly speaking, I kind of like the area, it feels good and comfortable for own stay.

Contacted agent about MOT waiver. The agent mentioned that they are already submitting the project for the approval of HOC. The MOT will be waived once it's approved.

The agent claimed that mostly will be approved and MOT will be exempted. Any idea how true it is?

Hello to all sifu here, I have a very important question to ask.

Just place my booking fee for this maple residence Browalia 22' X 85', as I really like it for own stay. But when I look into the built-up calculation in details....no matter how I count the result is still around 2178sft (in brochure is 2433-2508sft), and then I started to wonder - it's quite impossible for developer to miscalculate right? So I ask 2 of my architect friend, both also told me it's miscalculation. 2433-2178 it's a 255sft difference! In terms of total price is like we are paying around 102k more. (Kindly refer to layout plan as attached)

Does any buyer notice this? If so what shall we do next?

in the end, i chose amaya over sejati lakeside because of security wise & solar panel. haha joke aside.

Welcome to Amaya, at this moment there is no WhatsApp group for phase 2. The existing WhatsApp group is for phase 1. But you can joint the Facebook group at Maple Residence Cyberjaya Community. Just drop your unit number and request to get approval from the admin.

Hi,

It’s depend on your preference Ya. Every project have their own selling point. I choose Amaya because it’s my preference because it fit to my small family. Maybe you should do some homework pro and cons of some of the project in cyberjaya before you decide to purchase the house. Happy hunting!

What I like about Amaya is the concept of Parkside living and the back of the house does not directly face another houses - gives more privacy. As can see in the completed phase 1, greenery is all around and clubhouse is quiet nice too.
