For the interest of Malaysians as a whole, Mira shouldn't be developed at all to avoid worsening of traffic and pollution (air+noise).. the area has high density already and the traffic is already very bad even there are few ongoing develpments which have not VP yet

This is issue of local council planning as DBKL is well known granting higher plot ratio and indiscriminate land status conversion. Just look at crazy development in KL past 10 years without tandem upgrade of infrastructure and amenities.

Hopefully rakyat will vote properly in GE15 to let their voices heard.

How many want to live in Sendayan and travel daily to KL for work ?

If you have high speed rail, why not?

That is how the rest of the world developing their country .. . Building amenities, decentralised and not everything packed in one place....

The most important is to respect the land status .. if it is land reserved for green, utilities....it shall be respected as so. In Malaysia...sewerage land can be converted to development.

This development either way has caused many parties in lose-lose situation. If DBKL/ Developer lost the leave application, taxpayers will need to pay compensation to developer being the cost, time and effort lost where development order already granted to them. if they win, residents and Lavile will lose access road where the land is surrendered. Development probably will be delayed and developer may rush the job in order to avoid paying LAD.

In my opinion, DBKL should stop allowing land conversion and therefore it is important for KL2040 plan to be gazetted soonest possible to prevent similar incident to happen in future.

How come need to pay so much one? Will they need to pay this amount to everyone in the application? It’s (90k+20k)*202 if I’m reading correctly
*
The legal compensation is paid by appellants (90k+rm20k)*2 to respondents which consists of 202 from Amaya and Lavile

Biggest winners here is Taman Maluri residents and lawyers but guess who is the biggest loser's?

i assume is the developer and their contractor?

Developer will be most likely compensated by DBKL. On top of land cost, there will be additional cost compensated as well. In fact developer probably in neutral position.

Not the buyer meh?

Depends on the outcome of of the acquisition by DBKL, buyers may not be the biggest losers. Buyers will demand a fair compensation from developer otherwise they will not rescind the SPA. And developer will demand a fair compensation from DBKL otherwise DBKL will not able to complete the acquisition.

Anyway from Taman Rimba and this Maluri fiasco, DBKL should learn their lesson in hard way that converting public land for development is a no no moving forward. They no longer have a FT Minister and government that pro private developers.

so where the government compensation money come from? from tax payer?
macam use people paid money to pay back people only...lollz
or they can claim from insurance? biggrin.gif  biggrin.gif

Taxpayers need to demand accountability from DBKL....whoever that made the decision that convert the status and sold off the land.

DBKL is already compelled by court to compensate and acquire back the land. For sure they need to compensate otherwise they cannot acquire the land. Question only is the amount.

Developer claimed to refund buyers in event project cancel interest free.

So buyer only waste time and some money like in legal fee etc.

As for DBKL to buy back land, well, unlikely. Probably just land swap. Hopefully developer fill holes back.
*
This is purely your speculation. Any businessman worth their salt will not accept just land swap offer without any monetary compensation. Developer still need to return the land in original condition on top of paying off contractors, vendors, business associates and buyers.

Btw for DBKL it is taxpayers money. Do not think DBKL care that much.

Anyway DBKL already compelled by court to acquire so just wait and see the announcement.

Most buyers who bought in 2021/2 they already know their strategy.... Even if they didn't get the property, they will get compensation on top of the deposit.

Again the biggest loser here is not the developer and the buyers....

Buyers must also thanks the class action otherwise how to get the compensation.....

If DBKL buying back, the loser is only the taxpayers 😁

DBKL definitely have to buy back the land as compelled by court.

Now already with 2 landmark cases where DBKL lost class suit..

DBKL no longer can do what they want with public land otherwise risk being sued and lost. Those who decided need to be accountable as this involved taxpayer money....

RM207M settle but how much was invested?
*
Article mentioned RM123m nett gain so can work out how much capital invested.

Not sure this gain is taxable or not

And DBKL taxpayers are the biggest losers at the end of this. Not sure anyone will be accountable by this.
