As compare with Laville, it serve different target market. Below is my view.

A good property portfolio must have combination of Keep and Flip property.

Yes, CA do important, cos is the most earn money in property investment. But usually the cash flow is very low sometimes is negative. See how creative your rental strategy it is. If tiada, your cash flow will b very bad. Even you cant holding it till you lelong your house. So take what CA le.

In order to balance up the portfolio, you must have keep property in order for you to generate positive cash flow so you can take the positive to cover in your flip. Try think increase rental and lower installment in to get more positive cashflow.

But most direct way, increase your ACTIVE INCOME. No active income, what ever way you also die.

For this case, Laville will be flip property, but prepare to have low cash flow. You need to have holding power but high CA

As for Mira will be keep property, but CA will be low. But high cash flow.

Its all depend on your current portfolio.
Got cash flow, buy laville
No cash flow, buy Mira
If both also want, buy both. Hahahha
