Need to reinvent malls to survive, think out of the box, if all the malls in Malaysia is the one size fits all camp, of course they'll canabalize each other and die.

Be creative, look north to Bangkok for inspiration (but of course Bangkok population is many times Klang Valley) , or further in Tokyo, like Tokyo Dome City, or close to home Sunway Pyramid. Why do these malls thrive? USP!! USP!! USP!!

If all Malaysians mall continue down the foodie mall model, or the one-stop-shop UE3 model, or the one cinema, eventually, they'll also begin to canabalize each other. And only the fittest (or deepest pockets) will survive

But if a Mall wants to survive and thrive, then ask themselves what irreplaceable USP and niche can they go into?
IMHO, for a mall to survive and thrive for the next decade, just seek and find a USP that online platforms, A.R. and A.I. cannot replicate, and they'll strike gold
