lets talk about those malls which are so run down and empty that is on the verge of becoming a ghost mall. and give your reason why you say that. i start first.

jalan ipoh, mutiara mall.

it has its glory days. but those days are now long past. i think more than half the shops inside the mall already vacant. even lower ground floor many shoplots that sell more affordable meals also close down already.

honorary mention:
kompleks desa kepong. another mall long past its glory days. conditions is more or less at par with mutiara mall. walk in there and you will mistake you enter the mall too early in the morning since most shops are closed and lighting is dark.

Students from Chong Hwa Independent High School is more than enough to keep it open.

Mutiara kompleks if not mistaken got offices in it too, so probably can still survive.

Damn, that komples desa kepong used to be Fajar no? And used to have fun fair next to it...
*
yeah glory days during fajar time. then it went down hill ever since losing fajar. now the mall so quiet it is like visiting eCurve during 7am to 8am. dark, quiet, and a little creepy.

Tropicana City Mall also kenot survive meh? Long time, few years didn't go jor.....last time quite happening though, coz 1U too crowded, no parking, and there is service condo there for biz.
*
now starling mall is stealing its customer because cheaper parking there i think, and it is newer with almost all shops open. meanwhile around 1/3 shops closed down in tropicana mall even though they seem to be trying to open more new restaurants there. as usual, food shoplot and grocery doing well but the rest not too good.

last month news about the curve damansara

https://www.edgeprop.my/content/1486726/spa...-boustead-focus

KUALA LUMPUR (Feb 4): A recent spate of exits of several long-time tenants at The Curve and eCurve has left many wondering about the future direction of the two shopping malls that are ultimately owned by Boustead Holdings Bhd.

The malls, located in Mutiara Damansara, Petaling Jaya, Selangor, where Boustead owns substantial land and property developments, are operated by Bousted Curve Sdn Bhd. The malls come under Boustead’s property division.

*Boustead accepts offer to sell Royale Chulan Bukit Bintang for RM197m

In just the first two months of this year, Laundry (a bar cum restaurant that takes up a large corner-lot space with alfresco dining), Pho Hoa (a Vietnamese restaurant) and Hadramawt (a Middle Eastern restaurant) left The Curve.

Laundry, which had been a tenant for some 12 years, is one of the brands under Malaysian-based food and beverage (F&B) group Chaswood Resources Holdings Ltd. Chaswood is listed on Singapore’s Catalist market.

Pho Hoa, another long-time tenant, had also been there for over a decade.

These add on to other tenants that left The Curve last year, including restaurants The Apartment (also owned by Chaswood), Johnny Rockets and Bubba Gump. Bubba Gump’s spacious lot has been empty since the restaurant left in March last year after almost 10 years there.

Meanwhile, Boustead said the reason some of The Curve’s long-time tenants, such as Bubba Gump and Pho Hoa, moved out was because they were exiting the country.

“Pho Hoa’s brand principal in Singapore terminated the lease. Pho Hoa ceased its business in February 2019. Their last outlet in Malaysia was at The Curve,” it said.

As for Laundry, it said there was a mutual agreement to terminate the lease between both parties, as the tenancy had ended. “This is a good opportunity for us to enlist and explore a new F&B tenant.”

yeah i notice quite a number restaurants in the Curve has closed down, which is quite surprising as i remember the Curve having lots of restaurants occupying a huge area and looked quite lively, but recent visit shows that it is much more quiet now with many shops gone.

Pubs at this place also keep changing.
Still remember Jaya One is one of the famous place to visit when you around PJ.

Now no more. Popular tenants already move out.
*
i don't understand why those not popular mall in PJ still want to charge expensive car park rate. 1U is RM1 for 4 hours, and Starling and Atria first hour free. other nearby mall wants to charge more money for carpark guess where customers will choose to go?

Sungei Wang no charge for toilets many years already lah. Ironically last time when charging toilets were smelly and unclean. Now no need to charge toilets are actually cleaner.
