i7 3770 might be worth it IF you can overclock it to 4.3Ghz, but your motherboard is H77m, so overclocking is not possible IINM.

You have GTX1080, with i7 3770 you'll still face CPU bottleneck on some other games. A stock i7 3770 is around the same performance with stock 6600k that I have, and at stock 6600k, I face CPU bottlenecks that the 6600k can't keep up with the GTX1070ti that I have.

Why not get a new i5 8400, mobo and RAM. You can still sell off your i5 3570, mobo and RAM to recoup the costs. i5 8400 should be 40-50% faster than i7 3770

old intel core platforms like ivy bridge, locked CPUs can be overclocked using z series boards, on haswell intel locked it out by hardware.
