Upgrade to i7 3770 or buy latest cpu, Current using i5 3570

Aliexpress is selling i7 3770 for rm530.00. I'm tempted to buy for small upgrade from i5 3570. Reason is because of lag gameplay in game like cities skylines (350k population). My system have 16 gb ram and gtx 1080. Is it worth to upgrade to this cpu or should i wait for next gen cpu?

i7 3770 might be worth it IF you can overclock it to 4.3Ghz, but your motherboard is H77m, so overclocking is not possible IINM.
You have GTX1080, with i7 3770 you'll still face CPU bottleneck on some other games. A stock i7 3770 is around the same performance with stock 6600k that I have, and at stock 6600k, I face CPU bottlenecks that the 6600k can't keep up with the GTX1070ti that I have.
Why not get a new i5 8400, mobo and RAM. You can still sell off your i5 3570, mobo and RAM to recoup the costs. i5 8400 should be 40-50% faster than i7 3770

ddr4 performance alone justifies for upgrade to a latest system..get 8400 if can but ram is seriously overprice at the moment

Do you lag from paging files due to insufficient RAM? If so then your new system might need a more (expensive) RAM or you need to reduce the mods or re-design your city. This game is RAM hungry! I will also recommend i5-8400 for this game, not the i3-8100, or i7-3770 if you're in for a CPU upgrade. wow 350k... got a pic of your city? I love the game but I don't have the time (or intelligence) to keep expanding my city. Why not get a i7 3770 K or non K version from here? At least you assure is genuine product. But you need a Z77 Mobo to push i7 3770k to hit 4.5ghz but i5 8400 is an ideal spot for just rm 700++ but the ram of DDR4 is going to put your interest down.

if u play at 4k or 1440p just buy 3770 and bclk oc it to 4.3 but this if only if u can get the seller that sell bundle with zmotherboard not exceeding 600 for cpu and motherboard.If u play at 1080p just wait for the coffee lake refresh and get the least expensive 6 core variant of it.
