 need guid, buying house..., what i need to do..?

i wan buy house at shah alam... age of house around 7 years old...
and the price is RM225k...

can anybody guide me ... what must i do 1st? 2nd...
- go directly to bank?
- must pay downpayment 1st?
- check market value?
- or .. any other step?

First of all i think u should see whether u like the place or not lo ... like traffic jam or not? environment ok or not? Why the owner selling away his property? do a background check first.

Then, if u r buying from an owner, then start looking for any bank that can give u good rate on the loan ....
Downpayment is depends on which bank u applying lo ... market value of course u have to check on ur own .... owner always tends to mark up the price lo ... and they will bullshit u a lot like they had renovated the house ar ... that's why selling more exp. But normally renovations cost are not added into the selling price if not mistaken.

Hope i had given u some tips ... smile.gif ... FYI, don't trust me so much, i am also newbie here ... just got my own house recently ... hahaha

Normally the excuse given by the seller is not reliable. They can said they're migrating, go to other state for work etc, the most important is you like that house, the price is right and you can obtain loan to finance it.

Check to see if it is a Bumiputra lot, and if you're non Bumiputera, check with the lawyer whether the title can be transfered to you.

Another thing is if the house is under 2 names eg wife & husband, you must meet both of them to make sure that they want to sell.
