if i'm not mistaken, right now there got construction for dash highway and lrt. Temporary traffic jam during wee wee time because construction work. But this place near kota damansara area. Not to far.

I went there last week, seems good property to consider.

Went to visit the sales gallery and only saw 2-3coffee shops behind the sales gallery..are those shops just built recently?

The site is near shop lots got Chinese restaurant mamak pasar borong and all to me the surrounding quite OK to live in

No public transport within walkable distance
Floor plan layout quite good
But price is a bit steep for a not yet developed area??

Yes, I have visited the sales gallery... Even drove to MRT Kwasa Sentral just to test how many minutes drive...
Me personally like quiet place rather than packed surrounding like PJ or bukit jalil or Puchong...

But yeah, like u said price a bit steep... Considering the shop lots next to it literally have nothing other than the Chinese hawker restaurant, mamak and pasar borong...

Last week I went I saw excavators digging stuffs, and their Facebook page shows pilling were done.

Their project Picasso residence in KL was interrupted, agent said now they have resume the project.

This PRG holdings group trustable? Any review by forumers?

Early this year still have some crans or stuff inside the construction.
But now I also doubt that the construction is going now because I sees nothing inside the project site now.

KL project haven't complete yet, heard that it is delay.

I think they definitely have enough volume to continue construction,as last week I went to the showroom, the units are 70% booked. I saw it in the sales agent's phone, not the sticker board that developer put up.

Also last week I went they were building stuffs... Still working I guess

In normal circumstances, i think 70% take up rate is actually quite fair
i recall they havent launch the 2nd phase yet. so the 70% is only the first phase ba haha

Tbh as a potential buyer I hope they won't launch phase 2. Currently they have block A and B which I think it's sufficient. If they launch block C seems like too high dense which defeats the name of low density, full residential title of their advertisement points.

Anyhow the sales agent told me block C is not confirmed yet.

The sales agent told me that the current piece of land in U5 has tower A and B only while the tower C and D for rumah selangorku will be located at U11. The tower A and B will remain as condominium with low density. I'm currently eyeing on this property for my first home. Any tips before I actually book anything? Any red flag on the developer?
