Found some info in their website but it shows 1700 units instead
1889 units in 3.5 acres...heck another development with density over 500units/acre

I really wish I could have a 20 min chat with the people who are decision makers behind projects of this size.

Just to learn from them on the basis and information that they consider prior to embarking on this development.

I know you need to be optimistic in the business world, but this level of optimism is something I just don’t understand.

Lemme guess... is it that empty plot of land next to the Pasar Seni MRT station? Because I used to park there sometimes if there happens to be an empty spot. tongue.gif

Right before it got horded up and commenced the construction works there. If this is true, I foresee those who bought the smaller-sized units will turn them into airbnb and rent it out to the tourists. Going to be a competition for the Four Points Sheraton Hotel nearby built by Masteron. I see lots of tourists (along with Banglas and Nepalis) around Petaling Street.

True, will consider that when I find a place close to a public transport in the near future. I foresee that there will be more open carparks which will get swallowed up by developers in the long run. hmm.gif

Not really a huge loss for me as I don't eat around there that often.

As an update, the carpark is closed down since last week and just this afternoon, the demolishing works on the structures standing there have dy started.

Seems like the next easy target for developers are open-air carparks. hmm.gif

Go figure. I noticed that a number of open cps are built in a rather cheap manner with only a guardpost plonked in the middle, with some charging on a per entry or hourly basis. One can assume that those cps won't last forever and will soon be redeveloped.

Speaking of which the plot of land below the Pasar Seni MRT station have been converted into an open cp charging RM 5.00/entry. Not sure what the landowner(s) plan to do with it in the future, but it definitely won't be a park-n-ride cp facility. hmm.gif

Well, some people prefer freehold to leasehold. But to be honest, are there any condos/serviced residence within a 100m - 500m radius from any public transportion which are freehold? So far from my search of those condos, a lot of them are leasehold. hmm.gif

Same here, I'm fine either way. My wife was initially particular on freehold, tho, but after some thinking, decided to just accept whatever title its on. biggrin.gif

Coz after more than 20 years, for sure any new launch/recently completed project now will not look that good after that period, plus the maintenance costs will rise due to wear and tear of the equipment, facilities and the lifts. Most will upgrade to a better dwelling place by then.

Oops. Looks like I wasn't paying attention to either one of them, but I do recall that Sunway Velocity and its residences are sitting on freehold land. laugh.gif

Saville Cheras, I once received its brochure at some property expo, but found the location a tad far from the city after doing a bit of research on it.

As for Ekocheras, anything with an 'Eko' in front, I dropped the idea of considering it once the sales staff mentioned the high asking price and the low rebate of 5% when I was at the iproperty expo at MidValley last year. tongue.gif

Maybe that's why I can't remember these projects and their details. laugh.gif

haha... actually these few projects really quite premium pricing in term of direct link mrt projects... tambah freehold lagi... all the more premium pricing... haha... compare to one of the up and coming direct link project in cheras... aster residence which around rm550 psf... the rest all above 600 psf...

Yeah, while we're at it, might as well include TTDI Ascencia, The Fennel and Capers but those are more to walking distance than a direct link to either LRT/MRT station. The former is the entrance is right near the walkway while for the latter two, need to walk around 600m or more to reach the LRT Sentul Timur station. Of course, don't forget One Cochrane (Freehold with conditions) which is close to the Cochrane MRT station. All of these, see the price and your jaw will drop dy. laugh.gif

For KTM, then you have both Riana Dutamas and United Point @ Kepong. Both Freehold, but KTM isn't known to be punctual, tho.

leasehold land belongs to the state.

developer so called leases the land from state and develop the piece of land and sell to individuals. After 99 yrs up, the land returned to the state, or the state might agree to continue the lease with existing individual owners but likely wont be another 99 years.

freehold is land owned by private person and sold to developer for development.

so far I don't think Malaysia has test case yet for strata properties to renew its leases.

But the rooftop pool at 68th floor might give a majestic view of PNB118 and TRX.

Its a matter of time this place will be revised.

With two train lines, plenty of eateries and potential of pnb118, i think the potential is good.

Saw that signage up for a long time dy and based on my frequent visit to the area since I eat nearby during lunch hours, they're still doing the piling and foundation works.

Not sure if it'll take 4 or 5 years to complete, tho. Wouldn't be surprised if it's the latter, judging by the height and size of the project, but will only know once they start launching the project.

Someome said the binatra sg besi is 5 yrs. I know tod may get 4.5 yrs. This project is single block. I doubt it will get 5 yrs

Other than Trion, I don't recall any other project which falls under that criteria. Most projects are still within 4 years, regardless of how tall or short they are.

4yrs is standard. 4.5yrs if its TOD (as confirmed by datuk bandar). 5 yrs if very restricted access to site.

4seasons 6 yrs.

I went to its sales gallery in late 2017 when it was first opened to the public, but not yet launched as Malton was waiting for their APDL to be approved.

The 2 separate sales staff who attended to me were from The Park sales gallery in Bukit Jalil and were rotated on a weekly basis. Could be that the marketing head didn't brief them properly when it first launched as I only receive piecemeal info at that time. That's how I got the info that the construction period was 5 years.

Probably more recently the sales team are given accurate info which is 4.5 years. I recall that they were targeting a 2022 completion date, tho, unless it's now been revised.

Pass by the project site a few times and saw no construction equipment even during the RMCO. The developer decided to postpone the launch?

I recall seeing many piling rigs prior to the MCO but after that, nothing came out of it. Similar to what happened to SeniLand's project in Brickfields (this happened a year before, tho, but still vacant to this very day). hmm.gif

To update, based on the few times I passed by there for more than a year, it is now a carpark, just like it was before the piling started.

Just that the only difference is the land is cleared of any decrepit structures and trees.

Hmm very difficult to do new launches with such low margins, logistics constraints, materials and labour shortage and muted demand for pricey property (> 1k psf). This is a SG developer.
