 1st House Ownership, additional fee/cost that potential buyer

Hi Guys,

Would like to know, other than below, what is the additional fee/cost that potential buyer need to pay/consider before buying first property (from developer-under construction), to prevent any surprises icon_question.gif . Thinking to buy my first property for own stay.

Budget Estimated RM 793,00

Booking Fees RM 5,000

SPA Legal Fees = RM 9,789
Loan Legal Fees = RM 10,384
Stamp Duty = RM 17,786
Loan Stamp Duty = RM 3,567

10% d/p based on 90% loan approval = RM 79,300

Is there anything else that i need to know before getting the key hmm.gif ? Out of curiosity is MOT and MOC was considered as well? since it's not mention anywhere there (based on the links).

Valuation fees. That's about it.
Stamp duty for SPA is the MOT.

Anyway, if the property is deal direct with developer, I think most developer cover the legal fees portion. Some even offer rebates so that you dont have to fork out so many money upfront.

Yes, developer did give some rebate, my worries is during the whole transactions, seems like there is a lots of thing going on that need to be prepared. BTW, means i just need to spare money for MOT and also valuation fees only?

MOT is only being paid, few weeks before getting the key right?
Out of curiosity, is the valuation fees necessary for new house? i thought it is only for sub-sales house

Legal Fees = RM 14,052 = Covered by developer
Other Fees = RM 6,121 = (Charge/Disbursements/Documentations/Caveats/GST) = Covered by developer
Stamp Duty = MOT = RM 21,354
Valuation Fees = RM 2,385

GST should be covered as well, not sure if want to delay further 100 days later or not, since after GE hmm.gif

I doubt i can do any minor renovations also after all the payment, sweat.gif

unofficially the MOT & MOC u can delay , no need pay so fast. Many ppl take key and stay then after few years only proceed with the MOT, however u bear the risk of developer bankrupt then difficult to transfer title later on.

GST (on the house purchase price) is not applicable for residential property.

Valuation fees is not required for property under construction.
